I agree, my experience with listing with realtors through the MLS is less effective than advertising the unit though the newspaper classifieds. Although I always mention it to several brokers who have come through in the past, but I never sign a contract (my last three or four rentals have come from brokers). I just promise them their commission if they being a tenant. I wouldn't rent for anything less than a year, unless its a small apartment or studio. Turnover is crucial. Depending on where it is and what market you are trying to attract, a "For Rent" sign may be very effective. Be strict on your deposit, and do a background check. Ernesto |

I've found that local newspapers brought the best tenants for me (residential). I DID have an agent list it in the 'MLS', but I received at least twice as many replies from newspaper ads. I believe that you have a better chance of getting adults by placing newspaper ads. Kids looking to rent/beat a propery are more likely to drive around town looking for properties with signs then reading through the local newspaper. I didn't use any 'For Rent' signs....that, to me, seemed tacky...especially for my neighbors. Who wants to live next to a property with a for rent sign stuck in the grass. I found various lease forms online and modified them to my liking. Next, I had my attorney look over my work. I am usually looking for a 1 year lease, but if I was in a bind, I would probably do 6 month. |

If one just purchased an investment property and needed to rent it out right away, what would be the best way of doing this? Can you just list it with an agent, or are there better methods of going about it? For those that own rentals, do you generally write up a 6 month - 1 year lease, or do you take it month to month?
