Those who understand the housing market know that the only thing that can bring it crashing down as you say is a severe loss in local jobs. Remember supply and demand. Thats why buying in So Cal is a no brainer. I have a better idea, capitalize on your wise investment and refinance it. Take the money and buy that Ferrari you always wanted. That is if your wife will let you!

What a disgrace - I can barely stomach it. Jordan, if you really want to know, read Catherine Crier's book "The Case Against Lawyers" which provides a comprehensive view of law and government in the US and how it has strayed from our forefather's intentions. Literally every page is damning, jaw-dropping, and fully documented. I got tired of highlighting, because I was highlighting everything.

Let me rephrase that: Many people are flocking to Southern California and moving to nicer neighborhoods.

Low interest, thats why they are selling and prices are going up. Look at the rates 10 years ago and then 5 years ago compared to now.

You can refi a 500k house now for a 15/yr fixed and pay slightly less then you are for a 30/yr fixed when you bought the place less 3-4 years ago. My father who's income limited (self employed carpenter) just knocked off 1.5% off his for the sake of doing it.

The auto industry is trying to offer low or 0% interest rates to get your business and buy a new car. For 50% of the families out there, that means they can now afford one. Its the same with houses. Suddenly, a large % of people who were not in the market suddenly are, its a sellers market, prices will jump.

It will level out and eventually crash, but companies like the one I work for are living high on the hog. When rates go up again, it will be a whole new refi craze and last minute buyers before prices stabilize.

You have to figure, when the market softens up, two $250k houses next to each other bought/sold at $350k during this time will come back down in price in several years and compete with each other.

They won't go nearly for what they are going for now, so whomever is buying at sky high prices are going to have to hold onto their property a long time to get some equity back. People holding onto property means no one is buying and that means its a buyers market, though the interest rate may remain high, I'd rather pay higher interest then pay crazy prices!

Not to sound racist, but Asians are really flocking to Southern California, and many of them are buying houses in very nice neighborhoods (at least in my area).

i too would like to know who is buying these houses? i make quite a good living and am simply stumped by who must be buying these houses!!

the realtors seem to know little about the ever increasing spread of housing costs and actual income growth. they also seem to think it will not stop (two words for them...dot com).

today there are fewer high paying jobs and seemingly more million + dollar houses. how can this growth be sustainable?

a last note, i also find it to pisses me off when some realtor (that could make more money than i)tells me how this violation of the laws of economics can not be stopped!

The state will issue warrents. They have done this in the past. Most large banks will accept them in personal accounts as cash. The warrents will be paid after the state gets a budget.

These are I.O.U.s. Of course you trust the government to pay it bills. They trust us don't they?

The whole problem is the workers do not pay enough to the state. They know better want to do with our money and the workers are not sensitive enough to the non-worker who needs your money.
