Terry: We are in California. Used to be a part of Glenfed when it acquired Broward Savings but we sold the bank to Cal Fed and took the real estate companies private in 1991. Don't do business in the South. Good thread! Interesting, maybe some good can come out of this.

I just retired two weeks ago at 42. I'm already bored which means trouble for me.

I was President/CEO of 7 corporations (at the same time) companies ranged from high level technical communications call support centers, digital video field installs and repairs in 12 states, DSL installs and repairs in 9 states, computer engineer training, MS and NetWare training, consulting and the last business on the list did line design of data lines for everything faster than T1. would design the circuit that runs accross the country, kinda make a blueprint for the telcos and then give it to them for their techs to go build. oh ya, I also build custom motorhomes for fun - CenturyCustomCoach.com.

I have written three computer networking books, one became the first technical book to be a best seller and was printed in 14 languages. produced, wrote and stared in 32 computer networking training tapes, owned a Harley themed restuarant, provide financing to custom home builders in my area, invest in real estate, own rental properties, theres more but cant think of it right now.

I would be more than welcome to help anyone. I have a lot of information on lean manufacturing, deming principles, knock your socks off customer service, and on and on. anyway, I'm rambling, would love to offer any Fchat members help.

PS. also now have a fully race prepped mustang for sale. 400HP - only $12,500. also a race Viper GTS, and 2002 360 Challenge.

I also support the idea of networking with the people of FChat. I am President/CEO of a family owned collection firm whereby we assist companies with their overdue receiveables, perform inspections, skiptracing, asset searches, investigative research reports, etc...as well as consult companies' sales organizations utilizing my proven strategic selling methodologies.
In short, it would be refreshing working with people with a common passion...therefore our dialogue would be contrary to that of a sharp stick in the eye! (Just telling like it is...kind of like our friend Mr. Wellington, huh?)

I have No Doc refi programs (or purchase) that will go 90% LTV and allow cash-out if you want. Dont expect as good a rate as conventional.

Bruce, I do have a stated income program that is priced the same as conventional provided you have a middle credit score of over 700. We do a ton of these for people who are self employed.

J Scott, do you guys do business in Georgia or in the Southeast? I have done some business with Guaranty Bank but I thought they were based out of Florida.

Nobody should assume they cannot qualify for or benefit from a refi. There are hundreds of different products out there designed to help people with "abnormal" needs. I have one $780,000.00 loan in process right now that is interest only at 3.65%. Now THAT is dirt cheap money!

Bruce: Depending on the loan to value you may want to check out a no-doc option. Ususlly only go about 75%LTV.

Yeah, those deducts end up making you look like you don't make any money which stinks when you try to get a loan.

not easy for me for a 30 yr fixed, as im a sole-proprietor and i have a lot of loop-holes and a good accountant...catch my drift...

J scott is correct. Rates are at rock bottom right now. I just refinanced my house (which I bought in Feb) and dropped my payment $250/month and I rolled the closing costs in to the note. We did an attorney's house several months ago and his payment dropped $1200 a month. Only catch was he couldn't refi or sell for 4 years, he said "do it"

Hmmmm not sure Im your target market but here goes.

I own a mortgage company. We sell money. I have been in the business for 11 years, but started my own company 1 year ago. I started in the business as a loan officer for a large bank. After learning about sales, I moved into management. First managing sales teams, then operations. Later I progressed to VP level with a large company responsible for all operations. Then I got into the .com nonsense but learned a ton about marketing on the internet. When the bubble burst and I ended up with no job, I realised that using my experience to make someone else rich was a waste. I know the business upside down and backwards so starting my own company was a natural next step. To me, this is the key to successfully starting a company. If you know nothing about the plumbing business, then starting a plumbing company is probably a bad idea. Make sure you know exactly what the keys to success are before you take the plunge. I guess this means paying your dues is a general requirement.

You mention how people value money, time and other things. Well, one thing racing has taught me is that money and time are an exponential relationship! Upgrading your track car to shave a second off your lap times may cost $5K. Cutting the next second off may cost $10K. Another second $30K. How fast do you really want to go?

As to Networking, I would love to help anyone from FC who is in the market for a new mortgage. I will offer a FC discount. I do loans in GA, NC, SC, WV and Maryland. Rates are currently the lowest they have been in over 40 years. I wrote a 30 year fixed rate loan today at 5.875% with no points...

Bruce: It is a good time. Fixed rates are about 6% ritht now. Check out the cost of refinancing and see how long it takes to cover the costs with your interest savings. Home equity loans are really easy and low cost. Many can pay interest only for the first 5 years and allows people great flexibility.

Thanks Bruce. That is basically what I am talking about. My father inlaw is in oil and gas and when I try to talk to him about what he does he just replies..."I do deals". That teaches me nothing.

I am fairly new to this board and I know it is primarily for ferrari related topics, but I was thinking....

I have seen all the threads about "what do you do" and "how did you afford your car" blah blah blah. However, I love those threads almost as much as the f-car ones. I catch myself reading everybody's profile and hanging on their every word. I like getting insite into how you guys think, how you value money, time and other things. It is kind of like getting a mentor of sorts.

So what I was thinking was what if we had a section or place to put what you do for a living or your areas of expertise. Kind of like networking or mentoring. I think it would be cool if I wanted to open a biz and could look to see who might have experience in that area or if I need an attorney etc.

I just like the sharing of ideas and I am impressed with how open you guys are about money, finances and you all freely give your opinions.

Alot of people I know with money are very tight lipped about it as they either don't want to boast or don't want you to know how much they make. What I really want to get from them is how I can do it too.
