I've seen some pretty amazing garages in FC posts. I'm thinking of doing a little garage improvement project and wondered if people had specific recommendations on paints and/or tiles for durability, ease of cleanup, esthetics, etc.

    Thanks,
    Paula T.

    Hey, Aussie builder

I would use epoxy resin or Tile it
If you epoxy, need to treat the existing surface from oils, salts or etc

Paint will be something that will wear and also may peel eventually

Another way is to grind and polish the existing concrete

Agree on the epoxy plus an overcoat of resin. The tires are soft and hot so the high end resin will last much better and are easy to clean (especially in the NW) so make sure they add the extra top coat or you'll be doing it again in two years. I think I have some photos of my remodeled garage in Queen Anne.

Cool. In Arizona I doubt I need floor heating but everything else is spectacular.

Over here in Europe, we only use the floorheating in the 4 cold months. It keeps the garage absolute damp /moist free.

Do you not have a similar winter problem ?

No- weather in the winter here is spectacular. Its been in the 50s and 60s and people are freaking out. Usually we are in the 70s. Summer months get pretty bad but 8 months out of the year its paradise here. You get 2 hot months and 2 really hot months.

All in all, love living here compared to California.

I went with Race Deck and am happy.

    Pros-
    -easy to design cool patterns
-doesn't get cold like concrete in the winter
-should wear better over time than epoxy and can replace individual tiles if need be
-easy to install though can be tricky to cut edges

    Cons-
    -can be pricey
-you really see dust and dirt on it but in theory easier to clean up (still new to me.)
-can make some noise when you walk on it but I put contractor cloth underneath and it is not bad

    Overall, very pleased with it.

Thanks everyone, I'm tempted by epoxy but slightly leaning towards RaceDeck too, mostly for the ease of installation and ability to easily design cool patterns. They will also do custom logos on tiles for an additional cost, and I'm thinking about a fairly simple single color prancy horse with Ferrari under it (either 4 or 9 tiles in size), I've seen that logo used in various places, does anyone happen to have something like this in a vector image format?

Also, johnr265, thanks for the tip on contractor cloth if i end up using RaceDeck tiles. Which tiles did you use? I should be getting some samples in a few days, I wanted to compare the super glossy ones to the regular diamond ones.

I have garage tek tiles on my garages. I have racing black and white patterns in areas with a border of yellow. They look nice, but cleaning them is tough. I wonder what happens to the water ( when cleaning) when it seeps under the seams? Or when my truck comes in with salt/snow on it and it melts ....Getting ready to clean them now after 10 yrs of use. Anyone have experience in this?

I did epoxy and it apparently didn't cure properly... It has an AWFUL smell that lasted for 6 months.... Well, lasted until I sold the place 6 months later. For all I know, the smell could still be there. I'd never do epoxy again.

I went with 24"x24" porcelain tiles. The best thing ever! Durable, easy to clean and the floor looks great. A little more pricy than other options but you never have to do it again.

I just finished building my home last year and have explored all options for my garage floor. I decided on going with PEI 5 rated tiles. These are rated for vehicular traffic so will not crack if installed correctly. It was very costly but I think it is worth it.
