I would ask the landlord why he doesn't want to grant you a provisional extension. anyone is going tobe hard pressed to buy/sell a biz that may not be able to operate in 2 years without substantial capital expenditures to relocate. he has to understand that. if not then is there something he knows that you don't? is he selling the whole center to a developer etc.

There are waaay too many determining factors that aren't mentioned. Care to be more specific? I understand if you want to retain some confidentiality when it comes to business, but it really is near impossible to give a good resopnse without more information.

I could get back my ROI the way the lease is written now. The only problem is how am I going to make a profit with a short lease.

well the question seems to be can you make your ROI back before the lease expires? If not then that is a big sticking point. If the lease is for 25 years then who cares. Can the landlord grant you a contingent lease extension without agreeing to terms? He may not want to lock in on a rate or term just yet, but might be willing to give you a first right when the lease comes up.

I recently went into escrow on a business I was trying to buy. I checked out the business for 2
months before I made my offer. My only contingency was to get a lease extension. Yesterday I got the bad news,The landlord doesn't
want to give me a lease extension at this time.
Should I buy the business anyway and take my chances that the landlord will change his mind down the road, Or just walk away.
