I'm going to have to agree w/ BobD and Rob....Dallas is your choice. Housing is CHEAP, you can own a nice home and have money left over for a lake house. The weather is great, except for July and August. Have you ever been to Scottsdale in August? THAT is hot. There's plenty of Ferrari service available, tons of great restaurants, symphony, sports, international airport, and our famous Beautiful women! We don't have the humidity problems or lack of city planning that Houston does. FCA liked it so much they had their annual meeting here last month. No income tax, cheap car insurance (my 328 is cheaper than my Suburban!) and reasonable property taxes. Come on down! |

Well, I have to vote for a suburb of San Diego . I've lived in North Carolina and South Carolina, but LOVE San Diego...so much to do and see but still feels small to me now that I know it well. So many quaint suburbs too. I lived in University City (just inland of La Jolla) then moved to Escondido (35 N of San Diego) and now live in El Cajon (25 miles E of San Diego). Great if you love the country and have horses like we do. Housing has gone up considerably in the last 2 years, unfortunately, but there are still some nice custom homes for reasonable prices. You could feasibly get a home less than 10 yrs old with 2500 sq ft and an acre for $300k out here. We bought 2 1/2 years ago here: 3000 sq ft, 2+acres, 3 car garage, adjacent to equestrian trails that go for miles on the connecting preserve. Very quiet, nice neighbors but a bit more than your budget of $300k...we paid just under $400k. Now they are closer to $500k...great for us, but other areas out here are less expensive. Best of luck wherever you go! |

Good luck, both areas are simply beautiful, I am partial to Palm Springs but I would love to drive a convertible 360 from Scottsdale to Sedona on those desert roads OR from Palm Springs to laguna on the back roads... but hey I am a NYkr so I get a kick out of these country roads. |

Scottsdale is a great choice. The housing is relativly affordable, the climate is great and there is a good ferrari dealership there. |

Sam You are correct on your 3 areas. We have lived off and on in the Los Angles area for 25 years. Palm Springs is a winner. You have to be careful where you buy there. Palm Springs is laid out like a checker board. Every other square is owned by the native indians. You don't own the land but lease it from the indians. The indians are trying to put casinos on their land. Indian Wells and LaQuinta seem to be the hot areas. We actually have plans to visit Scottsdale in Sept. And we have been in Napa also. Let me know how your search goes. |

I have travelled all over and am looking to relocate as well. I would narrow this down to two areas for you... Scottsdale, AZ or sanoma/nappa valley, CA, OR Palm Springs --- all have everything you want and are like paradise You can't go wrong with scottsdale, Mayo clinic, cheap, great life, middle of country, close to vegas and la, great weather year round, caters to retirees, plenty of exotic cars and respect for exotic cars great car culture. only other place I would say would be Palm Springs, CA -- a really great place to retire -- your ferrari will be like a volkswagon there it has a great exotic car culture great roads to laguna and san dieg and great time for retirees and great weather and hot springs. or Hilton Head Island -- a little built up now and can get humid |

Bret, Prostitution is illeagle within the city of Las Vegas and also is the county where Las Vegas resides. To enjoy the legal brothels you have to go outside the county. You do not have to be 21 to visit the brothels, only 16. Now you know! Dan |

Move to Maranello for awhile. It would definitely be something that you would look back at when you are old and think how much you loved it. There are so many places in Emilia Romagna that are close to Modena. Or on a more serious note, you could move to Las Vegas, there are something like 18 legal brothels. |

Martin MD, what do you mean Jeff will be sorry with Dallas or Houston? We haven't had rain in a month and it was beautiful today.... maybe 100 with 40% humidity.... perfect! :-0 But really, Dallas winters are pretty mild, the cost of living is reasonable, the growth is unbelievable and $300K will get you a nice home with a pool. Great pro sports facilities, year-round golf (maybe not every day in January), Texas Motor Speedway... and it's home to FerrariChat.com (right Rob?)! Hey, I'd rather have 2 bad months of summer vs. 5 months of winter up north! Bobd President, DFW Chamber of Commerce :-) |

Dan, In fact we are having a drought these past 2 yrs.Rain reduced so much that rivers and lakes so low that many boats have gone aground.(not Ferrari's tho!) Craig,For 300k in Naples,Fl one could buy a nice hut in the Keys----In San Diego likewise a tepee in Mexico. In Tucson ,Ariz a nice home for 300-400K but F dealer is in Scottsdale. |

have you considered the chicago area? they have continental ferrari in hinsdale and ferrari of lake forest, both very respected dealers/mechs. 300k would get you a newly renovated loft in the downtown area or a condo facing the the fresh water beaches... many folks dont realize chicago has beautiful beaches right in the heart of the city. |

My $0.02.... If I had my choice, I would pick Naples, FL , San Diego, CA or Carefree, AZ. I'm sure it would be difficult to find that 300K home, but there has to be one somewhere around those places. |

Martin, Portland must be having a drought! All that green in the pacific northwest has to be watered. I've lived in Oregon before. Y'all have some wicked rain storms there. The year I lived there and another in Washington state, it rained like hell all the time. I believe there were only 60 days that it did not rain. That's my observation. Dan |

Guys thanks again for the input. I apologize for using this chat site for housing. Remember one of my goals was to spend $300K on the house. Martin, I like Palm Beach too but there is NO house under $1mil. I looked already. I don't know about Jupiter. Are there any (nice)homes under $300k at the beach in Florida? NGSVDO I agree with your comments about SD. I've lived in the Manhattan Beach area off and on for 25 years. How's Scottsdale? Martin in Portland, are you sure it's not too cold all 12 months? My wife is leaning toward Dallas because of her sisters in Dallas and Houston. |

Orlando is nice but I prefer a dry climate(Phoenix). The sunshine is here year around and many good days for open tops are to be had. Yeah I know "it's a dry heat and so is my oven". is the saying but it really is comfortable. I can live anywhere but outside of San Diego I would not consider a move. The only thing keeping me away from SD is the housing cost and the school system. (two small kids just starting K and 2nd). Think about it and come on out to visit you may be surprised. |

I would stay out of Orlando or the central part of FL. After all a move to FLA would be for the beautiful beaches, right? If you do not enjoy the big city life and can't deal with the Cubans move a little north. Like Palm Beach, Jupiter. Stay south of Canaveral. This is where it can freeze in winter. South of there almost never below 35°F. Surfside has low property taxes, Florida does not have a State tax, as far as I know and sales tax is 6% in Miami 6.5%. Something to think about! |

Jeff, WAIT do not pass go ----pass Florida and come to the Northwest!Maybe your Portland sister-in-law will move! Compared to N.Y. where I lived for 55 yrs Portland winters are mild with only one day of 1 inch of snow. This is car enthusiasts territory and all thru the winter when the sun is out the tops go down.Having lived in Fl for 8 yrs the weather can get boring and the roads suck. |

Guys Thanks for the housing input. We've moved 13 times in 20 years. Always go where the money is. My wife has 4 sisters scattered in Denver, Houston, Dallas, and Portland but I've never visited them. I guess this would be a good time. Bret, I have lived in Jersey. Taxes (especially property), and car insurance are killers. Herbert, you convinced me. We will start with Orlando then head down to Martin's area. Thanks again for all the input. An open house for all when we move in. |

Ocala is about an hour away from Orlando and I do not know much about the housing cost but It appears to be a quiet place away from the tourists of Orlando. The northwest corner of Orlando known as Altomonte Springs is near the Ferrari Dealer with Malls and access to I-4 which is usually busy. There are car clubs galore and the friendliest people you would ever want to meet. I live in Cocoa Fla. on the east coast and travel to Orlando frequently. Anything you could imagine to do except mountain climb is within an hours drive. Daytona, Disney World, Sea world, and Universal Studios, Kennedy Space Center and the East or West coast beaches are close by. No state income tax or inheritance tax either. All four of my cars costs about $200.00 per year for taxes and tags and insurance premiums are some of the lowest in the nation. The tourists are not in the way unless you go to their areas. Disney world is about 20 miles southwest of town. Also besides the races in Daytona, there are several huge car shows at the speedway every year. I wouldn't live anywhere else. Only shame is that I work in S.C. and only get home every 6 weeks or so and I am stuck in the most boring place on earth until I can retire. |

I'd vote for Denver. We do have a state income tax. We have hot summers with hail, and cold winters with snow. The roads are terrible (potholes, etc.), mostly because of the weather and the difficulty maintaining them. We have lots of random taxes to build new stadiums when we get tired of the old ones. We have wildly increasing real estate prices. And we only have one Ferrari dealer (Ferrari of Denver), so you can't "shop around" - heh. We also try very hard not to tell anyone how great it is here. ;-) -GR |

Go east coast. You gotta represent. Seriously though, there are a lot of really cool towns in NJ (you could come by me in Saddle River, although the prices are kind of high and it's boring, there is Lake Hopatcong which is cool, there is the shore)and it is close to NYC. Florida is really cool too, so much to do and the weather is unbeatable, and it's got alligators, I wish I had an alligator, I would paint him red. |

Hollister, California! The nearest Ferrari dealer is Ferrari of Los Gatos, approximately 40 minutes away. Monterey Bay is 40 minutes away. Hollister is a safe small town with a low tax rate. It is approximately 40 miles to San Jose, CA or 100 miles to San Francisco, CA. It does not rain in the summer here. That allows you to keep the top off of that Spider most of the year so you can really enjoy it. Also, Laguna Seca is nearby if you want to track your 360. I usually run the country roads at 145 mph. We have both Starbucks and Blockbuster and two golf courses! One golf course is 18 holes the other is 36 holes. Dan |

I live on Long Island. North Shore around Huntington, a five minute walk to the beach. Great area, lots to do, and NYC is 45 min away! 300K won't get you too much - a nice house on a 1/4 - 1/2 acre. |

Try the NY suburbs where i live. The only problem is 300k wont get too big of a house and not much property. But it shouldnt be much of a problem if you dont need a big house. Only taxes are through the roof where i live in pleasantville, NY. Miller Motorcars is about 15 miles away, Motor clasic is like 4 miles away and Wide World of Cars is about 25. There are alot of nice curvy roads. Who else lives in near nyc? |

Owning a Real Estate Brokerage here in town....my advise would be...hmmmm Miami Beach? I can find you a nice house in the Beach area with a one to two car garage and some bedrooms, maybe a bathroom, but who cares for that, as long as the garage is there...right? some 300 sunshine days, international restaurants, they open and close faster than you can try them. I live only 15 minutes from South Beach but in a very quiet town north. www.Surfside.org (I think). One block to the ocean! The houses in our community sell for $300,000 and up. Actually the house next to me is for sale. Lets convert this street to a Ferrari street. Lets get William as well! Your choice of Ferrari dealer: The Collection or Shelton Motors. Besides I have an independent mechanic half way to either dealer. We could wash each Sunday collectively.... |

I would have to recommend the Dallas area. The only downsides I can think of are lack of a close Ocean (5 hours to Gulf) and the 2 months of 100+ temp we get. However, great Oceans and resorts are only a short flight from DFW and at least we don't have the humidity, like Houston. Plus, I'll take 2 months of 100+ for sunny nice days most of the winter. Cost of living is very nice. $300k could get you a new 3,200 square foot home with a 3 car garage. There is Ferrari of Dallas and then other great shops like Norwood Performance. Later this year they're opening up the 2nd area Motorsports Country Club (http://www.gunterring.com/). This one will have 3 separate tracks that can be combined for a 4.5 mile road course. Other Country Club amenities are included like restaurant and pool. There are some gorgeous lakes in the area and you can find country property if wanted. Oh, no state income tax here either. |

Martin Thanks for the info. No sales tax is inviting and I can live with the 9% inc tax since I'm not working. Coming from Sanibel Island, are you adjusting to the winters? How cold does it get? And is Portland convertible country? Thanks As far as housing goes, I would even entertain the idea of converting an old fire station or barn to live in and house the Ferrari. Jeff |

For those who remember my situation, I'm the person who had the transmission problems with the 2001 360 Modena 6spd(a gift from my wife) and eventually sold the car while never having driven the car except for driving it home the day I bought it. Well, the dealer has arranged for me to order a 360 Spider(I think this is a good thing?). The car will be an F1 this time. But here is my question. I am looking for a house anywhere in the USA. I am retiring, empty nester, looking to downsize. The Ferrari is more important than the house. I've done the large expensive homes too many times. The only requirements are: close to a Ferrari dealer, (hundred mile radius?), prefer warmer climate but open to anything, house cost less than $300K. If the area has a Starbucks and Blockbuster I'm happy. Can anyone suggest an area? Thanks Jeff |
