Just got off the phone with the local inspector. House went through various inspections last month. He was very helpful on proving details of the crack, what caused it, what was the severity, as well as dates of various inspections. Everything checked out a-OK |

I would have the local building inspector from the city as well take a look at it. |

is this a new house? all concrete cracks - the trick is determining whether it is a structural fault or normal settling. Patching a crack only means it will return later. Remember if it crakced once it means the there is stress on it. |

I didn't think about the warranty on the repair; I wonder if whomever performed the repair provided a warranty to the builder?.... I'll have to check that out. |

Yes, have the builder pay for the inspection. You pick the inspector. Make sure the repairs are warranteed for life or better. FWIW, most foundation repair places offer free inspections. Here in Texas, almost everything has had some sort of repair work done. |

You will find cracks in all concrete. You must determine the nature of the crack to decide whether it is serious or not. Many cracks are caused by volume change of the cement paste and are not serious at all. Other cracks, caused by shifting of the subgrade or movement by other external forces could be serious. Have an independent inspection made if you are concerned. Anything can be repaired. |

My house has a cracked foundation as most all in Texas do or will. It's been repaired with piles (by PO) or whatever with a lifetime warranty... It's actually handy when it rains hard cause all the water that leaks from the roof just runs out the low side. |

Would you guys buy a new house knowing that it had a crack in the foundation (it was later repaired by the builder)? I'm uncertain as to how much a concern this should be; I don't think it's a deal breaker (as this stuff happens), but figured I'd run it past you guys. |
