    I'm looking to buy a 3 BR condo in Delray beach within walking distance to Atlantic ave near all the nice restaraunts and shops. I'm planning on spending between $300 - $450K. I currently live in the Boston area and this will be a second home for warm weather. Are there any condo developments that have secure and/or covered parking areas to keep a nice car down there without worrying about it? It will not be a Ferrari, but maybe a benz or bmw. I will be coming down in a few weeks to check places out. A place that has boat access would be great, it is unreasonable to think I can get all that in that price range?

    I would have to say yeah not very likely...not yet at least. the market will readjust over the next few years id say (2yrs-3yrs) but right now i dont think youd find what your looking for in the price range

    there are 4 brand new devlopments right off atlantic ave and 5th that are incredible inside and outside and have secured parking..... about 1/4 mile north of atlantic ave so within walking distance to the busiest and most lively corner in delray beach where youll find great nightlife/restaurants.... i know for a fact these units are less than $425k... i can link you to a good real estate agent if youd like.. send me a PM.

    So I went down, looked at condo in Astors, Pineapple grove and others - some good deals down there, but will probably get even better in next 6 months.

    On the higher end, I looked at 5th Avenue - this is a new building under construction now (has the tall crane there) and just has the block walls up now. 3 BRs start at 750 (1800 sf and they only had one at this price) and the next 3 BR was like 850-950 range, and all other listings there (there are 43 units total, and only 16 or so remain for sale) were well over 1M - some closer to 2M. The development is schedule to be done buy December 09. I like this place the best but its a little above what I wanted to spend (though I can afford it). I question if they will have the capital to complete the development. I was very candid with the sales rep and asked him if the company was financially solid - he said they were fine and that the 32 units that have been sold all had 15% deposits. But I know in this environment anything can happen. Also, they seemed to be asking top dollar, and indicated there was not much room for price negotiations (only a little if I was going direct and not using a broker). This last aspect seemed a bit odd to me - its like the Ferrari of condo developments now under construction in Delray, but they are sticking to pricing that reflects a sellers market, but it is a buyers market now.

    Has anyone down there cheked this place out? Do you think what you get for the money is a good deal? I just feel like at any price level, the buyer should feel like they are getting a great deal in this market, but since this place was fairly set on pricing, and its new construction, and the economy is crashing big time, its a bit baffling to me. An analogy to drive this point home woudl be a Ferrari dealer that in the current market was still selling 430s at $100K over sticker. Am I missing something here?

    I don't know the place personally but my advice would be to not buy from a developer with fixed pricing, especially if you aren't sure if the development may or may not get completed (that IS a reality). I've found the best deals are from private sellers. You sir are of the rare and exotic type! You're looking to buy!

    Take advantage of it, plan on paying 60% of someones asking price and just wait till you get the deal you want...

    Bump - so a year later I can report I bought a 3BR penthouse condo in Astor, one block north of Atlantic Ave. near Bru's Room and Vic & Angelos. It is large (2200 sf under A/C) and includes a 900 sf roof deck with private hottub. Theres a nice pool on the roof. Good deals on pricing there, and it has a secure garage. I go between here and Boston frequently.

    No Ferrari yet down here, but have been thinking about a 360 spider for a fun. I'll have to start going to some car events. Has the date for Cavillino in Palm Beach been set?

    WATERSIDE!!!!!!!!

    I lived there for about a year. The are not exactly walking distance to atlantic ave but I have done the walk several times. They are about a mile and a half North Of Atlantic ave on US1 on the right hand side.

    Townhomes 4 bedroom and up right on the intercostal. BRAND NEW with not a soul living in them to bother you. You can STEAL one of these things now. Somepeople on the water paid close to 1,000,000 for them and the ones off the water were around 500k new. I think they are going for low 300's maybe even high 200's at this point.

    I do the bounce pretty often between Boston and West palm. Its a good balance.
