This raises the question - what to do with cash ? -With such low returns on cash, it might be time to consider the alternatives: shares or real estate, which are starting to look good on a yield basis compared to cash, ( assuming that your dividends aren't wiped out by further falls in shares and R/E that is.) this guy is high up in treasury in one of the majors,reckons the same property under 500k and the yield is strong.Already in melbourne the under 500k stuff is moving.
The new market order will not be for the mums and dads to think they can overnight become wealthy property owners,the tax issues are to great.

same here, lower end moving and quite a few mid range too. rental returns looking good for investors so more of those about as well, have a couple of deals running on new property today.
we have picked up in the last few weeks. Few of the non bank lenders ,are close to funding without it being underwritten by mortgage insurance.
Ah the killers of the deals! Bottom line here though is at present if you are FTB you need 20% deposit still for most banks which is holding things up. Rate cut expected next month so we'll see sub 6% medium term fixed rates which is great but unless the criteria loosens up money at any rate is useless. Example. Client re-finance at 55% LVR, perfect track record and no adverse. Can't prove income but can prove paying a 45% LVR mortgage and a $1500 per month car loan with GE. Wants to raise to 55% to finish off some improvements and quotes etc supplied. No Bank would do this so ended up with Liberty on Private at 12.5%, there is no rational for this at all!

for one thing in Vic talk of land tax on your primary home. 2.Their is a paper Federal on capital gain on your primary home. 3.death duties,only a matter of time,they will come back in.
