    I'm with you - once all the school stuff is done builders have SFA on their forward books; plus banks are still lending 115% to first home owners - our 'sub prime' is still to come.

    Our sub prime yea its about 5% of the market.

    Move in next week, then off to Europe for a holiday, and then the tools will come out and the work begin.

    i think ive got a good 12 months of work ahead of me. (and that will just be the inside) probably another 6 months to do the exterior also.
