    Yeah about the same here. A so called Lo Doc at 9.95% with 6 months bank statements, 12 months tax returns!!!!
    65% No Doc at around 12% for 12 months providing a life line for many.
    Regulation hits next year but considered light by most pundits.
    Been approached by a 'contributory mortgage' company to head up their distribution, could be interesting, as long as the bloody immigration wallers allow me to stay!

    My prediction is that brokers will account for no more than 20% of new loans in the future. Moving into contributory mortgage scheme is the way to go, fee's upfront so no bl**dy tyre kickers and decent returns for investors, plus of course a reasonable income for me. Close to a deal at present, 50% funded by Ozzie money, balance locally, all secured by first/second mortgage.

    if you need any pointers,email,its what I've done for 20 odd years.Great returns,rate for risk, no bank heads.
    Problem here is our new credit laws will make that space harder,more protection for the borrower.
    Several pointers.
    always do a credit check
    title search day of settlement
    LVR ratio IMO no more then 70%
    bankrupcy search
    2nd mge,agreement priority betweens both lenders
    Payments in advance
    signed up by a indepentent solicitor of your choosing
    rates/water bought up to date
    valuation addressed to lender
    where possiable sign as a business loan
    application filled out by borrower
    NO pension loans
    early termination fees ,loans Interest only for 1 year,with options.paid out in 1st 9 months 3 month penality after that what ever time is left to run.

    Open letter to all K1 dubya1s,

    anyone connected with Hampton Downs? I'm thinking of popping over for the Bruce McLaren Festival@ HD then maybe a little tiki tour down Taupo way the back to Puke for the next round.

    Looks like a good track...whos gunna be first around it ;-)

    I have a track day there Nov 16th, not sure if any other member here have a track day scheduled prior to that?

    Well worth the effort to come across for the Bruce McLaren Festival, looks like it will be a good couple of weekends...let me know your plans and we will try to catch up for a drink...

    My friend Gary runs track days through his business at the various tracks in New Zealand.
    He's got a few Hampton Downs days coming up. http://www.playdayontrack.co.nz/

    I've attended a few of his trackdays and they're not timed or racing, more for a fun day out. I did my first ever drive on a track on Pukekohe earlier this year at one of his Playdays and hope to do Hampton Downs early next year (in an MR2 though).

    Just remember its a green track!! although, if they have some sort of clue they will get cars out on it doing laps almost as soon as the tar goes off!!

    Thanks for the offer...will probably be based in Clevedon with friends intially....but looking forward to a Black Mac and I usually have to fight my way through a Paua fritter etc etc ;-) LOL

    Yep, the track will be very green....I think the first laps I do will be in an MX5 and I will take the 355 out if I am happy that it will not bite me.....

    Paua fritters....yuck! ;)

    The MX is likely to do well...they go well just about anywhere!! But, it still may not guarrantee that the 355 will be OK...just lower your laptimes ....errrgghh...carefully!

    The Paua fritters usually follow the case of beer!! LOL :)

    LOL!!! I took my car out for a drive tonight, some good country back roads and I swear I saw a Kiwi running across the road......as I got closer (at under the legal limit ;)) it became clear that it was an unusual looking bird but did not have the beak of a Kiwi.....Funny looking creature...


    But, to answer your question.....yeah, na.
