Austin/ Lake Travis

    If we can ever sell our properties in Florida we are thinking of combining Santa Fe NM with a primary residence in Austin. We are focusing on the west side towards Lake Travis with asking prices below $1.5m. Our preference is for new construction, low maintenance, probably gated. We will probably avoid Texas summers.
    Do any F chatters in Austin have opinions on various neighborhoods or developments with close access to good restaurants, style and top quality food markets.
    We are not looking for realtors, just honest views of local residents.

    I'm not sure about new construction but by Lake Travis check out Vineyard Bay or Lakeway. There is also Steiner Ranch & Falcon Head. All of those are off of FM 620 near the Lake.

    Lake Austin should also be considered. A lot closer to town and a real nice area. Barton Creek, Westlake Hills, Seven Oaks, Rob Roy, etc..

    And Lake Austin is a constant level lake, whereas it's either drought or flood often on Lake Travis. Try to find some photos of last summer and how bad the drought was...

    The Galleria & The Shops at The Galleria are located on hwy 71, in between Bee Cave Rd & FM 620. It's a large concentration of shopping & restaurants. It's just 5 minutes from Falcon Head, 10 minutes from Lakeway & 15 minutes from Vineyard Bay. Steiner Ranch has the Steiner Ranch Steakhouse which is supposed to be real good.

    Lake Austin has lots of restaurants & shopping also but it's spread out a little more. River Place off of 2222 is another option but it's a little further from the shops.

    I'm just a poor photographer but if I had your budget I would look for something off of or near Bee Cave Rd. I like Seven Oaks.

    Thanks to you and Jennifer. Online research today from Santa Fe helped a lot by your input.
    Seven Oaks price reductions are amazing. Beautiful Tuscany like houses. What's wrong ? Is it more than the economy and constant construction until all 153 lots are built ? I like the established Westlake and Lake Austin area also. New qualty construction for under $300/sqft
    I should be tempted to sell cheap in FL to buy cheap in Austin.
    Will keep researching, thanks again for your input

    I don't think there is anything wrong with Seven Oaks. I think a lot of the people that originally lived there could barely afford it to begin with. When the economy took a hit many of the homes in that neighborhood came up for sale. I love the architecture in that neighborhood and it would probably be one of my first choices. I also like the homes in River Place & a few streets off of Barton Creek Blvd.

    Great choice!

    I am in Lakeway myself. Have you looked at Spanish Oaks in Bee Cave? Its one of, if not the nicest subdivisions in Austin. Seven Oaks is nice, but the lots are fairly small for such monstrosities (6k-10k sqft). Rob Roy is a great choice as well, but they aren't new construction.

    I guess I wasn't really aware of Spanish Oaks since it appears to be a newer neighborhood. Looks very nice and right by all of the shopping centers & restaurants at the Galleria.
