    Okay, looking for ideas. I'd like to build a 2 car garage addition to the side of our current garage. Still needs to meet architectural guidelines, but I'm looking for ideas. Current garage picture attached, would like it to blend with the house, but willing to tear down the roof on the existing structure to blend it into this one. Assume the existing garage is a standard size 2 car garage.

    Willing to pay for architectural services if I pick a design presented here.

    I'd have to see more photos of the garage and house, as well as a site plan and floor plans.

    Whatever you end up designing, make the ceilings and garage door track clearances high enough for a four-post lift to fit.
    You can then get two cars in a one car slot.

    where are you for zoning info,

    and a plot plan dimensioned to have any shot at getting a handle on this are the minimums to getting anything even close.

    Bare minimum information would be a dimensioned lot survey, with the existing house fully dimensioned, a floor area total for the house, and a summary of the local zoning requirements for total allowable lot coverage, total allowable building square footage and building setback limitations. This will tell you how large a garage you can build and what the limits are for its orientation. It's best to know what the applicable local building code is as well.

    That's a good summary of what you need before starting.

    Do you have a paved and driveable alley? I can't tell form the aerial pics.

    Short of the plat survey the rest may or may not be available online as a lot of jurisdictions are posting zoning information as well as applicable codes being enforced.

    Can't tell from his profile where the OP is located.

    as was mentioned, i know our lot is limited to % that can be covered/developed, and of course a max. height restriction also

    is that brick face on the side of existing garage or is that part of the house?

    Read through all of the zoning requirements. Brief summary: need 25 feet to the back of the property line, current structure is 37 feet away. If I do a separate garage, I only need 5 feet to the property line, however, homeowners covenants require a breezeway to be installed if the garage is separate from the main structure, which makes it part of the main house, which then goes back to the 25 foot rule.

    So for a path forward, I'm back to looking at commercial/industrial space.

    What's the minimum side yard setback for both attached and detached garages?

    try to build the new addition as future functional living space and not just a garage. house will be worth more with larger living square footage than a monster garage tacked on to a normal size house. just a thought.

    your zoning requirements are a catch 22. ask for a variance. you will need to be creative.

    Not worth the hassle, this give me an excuse to buy a lake house if I can't find the right commercial property.

    wow, frustrating....i suppose you could build 2nd garage closest allowed to 1st, with facing side entry doors, as a detached, under permit.....later on , a covered run path between the two side doors could appear LOL

    Does a breezeway attached to the current garage make a second structure part of the 'house'?

    What if the breezeway covers the gap but doesn't actually connect to the roof, a stand-alone sidewalk cover?
