you should do one of those property investment courses,type of smuck they love to suck in. example mate has a very nice home in Kew worth about 3m plenty of equity. investment home in kew plenty of equity. wants to buy a 6m home in Kew.Issue CGT and transfer costs at his personel tax rate well over 50% of the CG will go in tax and transfers and agent fees plus stamp duty on the purchase. Unless your got serious money the way your doing it is stupid.
Funny the different things people consider important in a home - for me the most important things are outlook (view), privacy and orientation. No curtains or airconditioning allowed. My place is very ordinary but I can check out the surf from my pillow and lay out on my banana lounge starkers in winter with no-one able to disturb me (or be disturbed, probably more to the point!). The people who think stone benchtops make a place 'luxury' just make me laugh! Plus flat ceilings at 2400ht, sliding aluminium windows and crappy hollowcore doors in McMansions just remind me of slappers with fake diamonds and fake 'designer' handbags! Who do they think they're kidding? (unfortunate answer is 90% of the population...it's only old architects who rail against such abominations...)
