I have the same train of thought when it comes to making offers on my next investment property on the Gold Coast. Havent had any luck yet. But have only made 3 offers in the last 8 months or so. I looked at one mid December last year when I was on the GC for a few days. Was listed at $895K. I didnt make an offer on it, but my starting offer would have been $750K and then *maybe* go to $775K tops. Early Jan this year, price dropped to $849K. Late Jan price dropped to $819K, then it disappeared off the website. Saw recently it sold for $760K. So I was right on the money in the price range I thought it was worth. The others I have made offers on have come down as much as $50K and $75K, but not enough to tempt me. A few being listed now are nearly right on the money. *May* look into those ones.
Mate, seriously, 365BB's are hot at the moment, especially in the UK and you ain't gunna snag a bargain. Besides, landed here they are a $250k + proposition, so better off looking locally You're a broker, doesn't count

When things pick back up, every man and his dog will want in there again and Pappy will cash in. Yeah, lucky I ain buying a unit. There is a 3 yr over supply of units there. I *was* going to buy one a few years ago, glad I didnt. I will eventually pick one up to retire in for Nicole and I. Something near the beach, will have plenty of choice available over the next 50 yrs.
