Considering a move to Dallas - where to live???

    Considering a move to the DFW area. If you live there, what are the best neighborhoods i.e. Highland Park, Southlake, Colleyville, Westlake??? Our kids are living away at school - soon to graduate. We can afford a fine home. I am looking for a great neighborhood with shops, services, and proximity to Dallas. I need a yard for 3 small Bulldogs and plenty of garage space. If you had your choice of where to live and money really wasn't an issue, where would you live? Thanks for any and all opinions.

    Of course, Highland Park is the best of the best. University Park, close. I used to live in a little cottage on Mockingbird Lane.

    However, in your situation (schools don't matter) - there are also some very nice neighborhoods in North Dallas itself.

    The other communities are really not Dallas. Probably Plano would be the best of those.

    I live in Carrolton because we invested in a house when we had kids and it was a good school system.

    Nothing wrong with that Steve. Basically I was just curious if this decision/idea is based upon the market in regards to purchasing or leasing office space and if that area is the most viable and potentially profitable location. Whatever choice you make I wish you well.

    If you want a yard, check out Preston Hollow as well. Lots of nice homes in the estate area, you might want to look between NW Highway and Royal (N - S) and Tollway and Midway (E - W). Try zip code 75229, for example. Great shopping, restaurants, services,etc. nearby. Closer to the Ferrari dealer too. Highland Park excellent, but you'll see smaller lots for more money, if schools are not a factor I like PH better.

    +1 The only thing I would add to the above is maybe extend the search a little to the east to Hilcrest or 75 (central expressway).

    HP is great, but the houses are large and the lots aren't big until you get to the really expensive stuff or buy two lots. :D The yard might be big enough for your dogs but the garage space would be limited.
    I like preston hollow. Its close to the tollway which provides great access to the Ferrari dealer and Cars and Coffee. There's plenty of shopping in the area too. Close to Northpark and other shopping centers.

    We just had dinner at Tribeca
    (http://www.opentable.com/tribeca-americana-bistro-and-lounge)- literally 30 seconds from our front door. Great meal and wine list. Ran into two other couples from our neighborhood and had a glass of wine and caught up with what the kids are doing next year.
    A nice Wednesday night out.

    Dallas (and the metroplex) is a great place to be. As others mentioned, check out Highland Park, Preston Hollow, as well as Lakewood (large lots, near White Rock Lake, within minutes of Downtown and booming Arts District and Uptown).

    If I were moving here I'd go to Southlake/Westlake/Colleyville. It's "new", well designed and clean. Lots of space and houses with reasonably sized yards. Rob's back "yard" is half forest and he still has room for a pool and parking for 20+ cars in the grass out front. The area is going to be even more accessible when the 121/114 construction mess is done in Grapevine.

    Highland Park is pretty amazing, but I couldn't live there. Getting in and out is a PITA. Old, narrow roads with way too much traffic. Same with Univ Park. Digman52 might disagree with me, he lives down that way.

    To me the traffic is only bad if you commute more than 10 minutes to the north. Getting downtown and mid town is easy if you avoid Central Expressway and the Toll road during rush hour.

    THe best thing about both Highland Park and University Park is the police and fire response. Less than 5minutes in most cases, and 2-3 usually. You can get direct connect on alarm monitoring to the police also. You are within 7 minutes of downtown with no traffic, and the restaurants and bar scene in Dallas is all within 15 minutes.

    Since I sold my house in UP and moved 3 blocks to Dallas, you can tell the city services just aren't the same.

    Grew up in Preston Hollow, and agree you get a little more land for your dollor, but once again, Dallas city services, and not as good a schools. Even with your kids grown, it makes a huge difference in value of your home.

    That's my 2c worth.

    If you do any considerable travel via air check out Las Colinas. Either Cottonwood Valley or even better The Enclave. Both on private golf courses with many amenities.

    IMO the finest area to live in Dallas in terms of interesting wooded lots is Bluffview and and immediately to the north of Northwest Highway in the area bounded by Midway to the West, Preston to the East and Royal to the north. Much bigger lots, old growth trees, and IMO where the real money in Dallas lives, like Hicks and Perot.

    Air travel is easy, the private aircraft FBOs are all within a few miles on the East side of Love field, the Tollway is nearby to get in and out of downtown, and Northwest Highway gives pretty quick access to points East and West.

    Not a big fan of Highland Park, personally. The Turtle Creek area has character but much of it is overbuilt homes that end up zero lot line. Agreed fire and police response there are excellent and homes hold value, but so will the area I just mentioned. That said, the areas I mentioned are primarily 7 and 8 figure homes. I don't live there.

    This morning I woke up 30 minutes before I needed to be in the office following the mandatory stop at Starbucks.
    I turned on channel 4 news and saw traffic videos of Dallas that made NYC look like a farm to market gravel road.
    God bless yall that do that every day without a H1 with a Howitzer mounted on the front.

    Stonebriar area in Frisco is very nice and you can get a very nice house on a good size lot in gated upscale neighborhood for a fraction of the price of HP. Straight shot to the airport w/o traffic is about 20 mins.

    HP is close to downtown and sort of in the center of everything to do, but im sorry the cops in HP are so asinine I'm not sure I'd ever live there.

    Traffic, traffic, traffic, school zone, etc.

    nice place, nice charm, sort of palo alto like. Property taxes are lower than the surrounding areas, mainly because property values are so much higher. ive not really seen homes lose value in HP, though im not sure they are appreciating like they used to. But then again, i don't think much of dallas is appreciating.

    I like Frisco because it's new, but it's fairly far north, though isn't everything in the metroplex a 15-20 minute drive these days?

    Id look in Starwood, Stonebriar, Stonebriar Park. (shops @ legacy is nearby and has turned into a pretty nice area to hang out)

    There is also a neighborhood called Glen Abbey which is absolutely pristine. '

    Homes the areas i mentioned range from 600K -> 3.5M

    And for what it's worth.

    I live in downtown/uptown.

    +1 on Bluffview for character and topography in Dallas and good size lots. Highland park is terrible in terms of bang for buck i.e. lot size, garage space etc. But if proximity to downtown and great schools are paramount it is hard to beat.

    If you want maximum bang for buck in terms of land, garage space, solid values, shopping nearby, airport access, FT and Dallas access Southlake and Colleyville are top notch. Many of the homes have 4 car garages and one I almost bought had 6 and each have .75 to 1 acre lots. All were under $1mm to boot.

    We ended up settling on a charming 1.2 acre English house in Fairview which is up 75 just north of Plano. Great shopping, restaurants, big lots, mostly premium neighborhoods and exceptional schools for great resale.

    I am a fan of Bluffview as well. Big lots, with creeks, trees and topo. Several friends back live there and love it. You will spend some $'s taking care of the big grounds. It's part of my regular cruise routes with 2 lane roads covered by trees.

    Thank God for Frisco. After 4 horrible years in the housing industry, we have put in the piping for 1,700+ lots in Frisco in 18 months. Stonebriar, Starwood, and many more to choose from. My right hand man is a native of Frisco when it had 1,700 people. His commute to our office near SMU is normally 40 minutes, but took and hour 40 the other day. Don't think moving to the suburbs gets you out of the gridlock at certain times.

    Plenty to look at in all areas. Gated communities are plentiful out there too. It really depends on where your work is, and how far out from that you want to go.

    There is a feeding frenzy out there right now, and it is a seller's market. We are trying to find a house for my son's family, and they are getting snapped up quickly.

    "Plenty of garage space" you wont find it in Highland Park or UP unless you are looking to spend $2.5m+ and that is just to get 3 slots. That is why we moved after living there for 7 years. Also got tired of all the bumper repairs because of the old roads with drainage dips in the neighborhood intersections.

    Lakewood/West Whiterock is a nice older inercity neighborhood; we've been here 30 years. Convenient to everything but do have to drive a ways for Ferrari service. House prices range from around $300K for a teardown to high seven figures for huge houses on multi-acre estate size grounds.

    I recently (within the last year) moved to the Dallas area from East Texas. I have an office in town (and back in East Texas) so for a while just kept an apartment near Uptown Dallas and ran back to the ranch on the weekends or whenever I needed to work out of that office. I reluctantly gave up our country lifestyle in East Texas and moved to Heath, Texas to be closer to my Dallas office. I say all this because you can have a country feel in Rockwall/Heath (I can see cow pastures from my house), but be only 45 minutes from downtown. And the best part is that I have an independent Ferrari shop (Red Car Restorations) fewer than 5 miles from my house.
