I've been tracking a private airstrip in Southern California for the possible re-development as a "fly in" community and resort destination. The property is back on the market again. Anyone interested in the project?

    Additional information:

Lake Arrowhead Airport (LAA) is permitted under California Department of Transportation (Caltrans) Permit No. SBD-053 as a private airport. The airport is classified B-1 for the operation of all aircraft up to and including 12,500 lbs. The B-1 classification covers the majority of General Aviation (GA) business aircraft including King Air 90, 200 & 300, Pilatus PC 12, Conquest I & II, Caravan, all LJ's and everything below. Larger aircraft are permitted in emergency situations. The runway is 3,170' long X 75' wide, plus shoulders. Paving plans for the run-way are finished and approved. A Unicom frequency, 123.075 for LAA, has been approved by the Federal Communications Commission (FCC). The Unicom frequency 123.075 is unique to LAA and is independent of receiving overlap communications from any other GA airport in Southern California.

Lake Arrowhead is a recreation area in the mountains east of the Los Angeles area. The two photos below so the location of the airport to the lake and Lake Arrowhead Village (about 2 miles) and the second one shows the proximity to Ontario and the freeways east of LA.

Looks like a neat area but kind of remote. Would have to compete with Big Bear which is close to area activities (summer boating / winter skiing).

Big problem is DA. NA planes have issues at Big Bear, which has 5800ft of runway and clear departure over lake. Although LAA is 2000 ft lower there appear to be terrain issues off each end.

Certainly not as close as Big Bear is to town but it is 2 miles from Arrowhead Village with summer boating and other lake activities as well as rental units and vacation homes. Thinking about hanger space for the locals and vacationers and well as a small fly in community with home sites. Only zoned for 2 home sites on the airport land. Other homes would be adjacent but on leased land.

I can tell you LJ's (aka Learjet's) aren't in the 12,500 lbs or less category. That paragraph is a bit misleading. Learjet's have always been FAR Part 25 aircraft, even if the first Lear 23 was exactly 12,500lbs according to Bill.

I'm not sure what B-1 says, but if it is limited to Part 23 aircraft, Lear's and that is all Lear's past and present are excluded.

And, yes, every "runway" is available in an Emergency anytime you want. That includes LAX, SFO, Edwards, Malibu beach, the 405 or 101, and anywhere else you want. Just be prepared to explain yourself :D

Aside from all that, I've been to Arrowhead countless times. I didn't remember/know? there was an airport there. It's close to the lodge and it has some potential for sure.

on going facility operation is not cheap, as are the described needed improvements and restricted access, it would be an acquisition for convenience, not as a profitable commercial success... guessing it would be a struggle to meet basic operating expenses from sales as a stand alone business... current FBO are available ( for the most part ) 24/7 catering to transient as well as local business, are not rolling in an abundance of profit... it is the corporate business that supports all facilities, not having large fuel sales limits revenue which limits facility support / services etc Membership revenue and assessments would need to be depended on for operation.

Lots of high net worth home owners in Lake Arrowhead. Only concern I'd have is the noise complaints. They're a bit finicky up there when it comes to change...

Big Bear is huge competition. Being surrounded by forest service land is a big negative in developing infrastructure to the property. No way will they allow paving of the roads into the property for example. What about electricity to support several homes and water. There is a reason this property has been on the market awhile.
