No doubt has a NSW state heritage order on it. 30 years ago I restored a similar vintage house in similar condition with a heritage order. Amongst many stringent requirements, I was forced to use Welsh slate for the roof, which was hugely expensive. I paid $200K, spent another $200K then sold the house for, guess what, $200K. It only made sense because I was able to sub-divide the land, after the obligatory 2 years in court fighting North Sydney council and the State Govt Heritage apparatchiks. My first experience of public servants lying under oath in court. This place looks like the same maths, just multiplied by 10 (or more) and with no chance of a sub-division.
