    Hardwire for speakers and Ethernet all to a central control room. Also cameras - PoE is amazing. That always gives an option in the future and wiring is relatively cheap. And make sure your equipment room ventilates sufficiently and is fairly sound insulated if possible.

    We spent dumb money on whole house A/V complete with most lights and shades. I love it. Our second home is spec and we came in too late to change a lot. The other we just finished. Hardwired ethernet to central room. The only thing I would not do again is Lutron lighting which is in our primary home. Love the flexibility, but can accomplish same thing with smart switches combined with keypads.

    With tall windows, we absolutely love the electric shades.

    The brains are by Savant. Not as sophisticated as Creston but flexible enough for us and we can set our own scenes and schedules. Had it in our old house and it was reliable.

    Music wherever we want is fantastic. At the end of the day, like a pool, it is a matter of enjoyment/cost.

    If I’m yearning a steak, my go to is Steak 44 or Dominick’s. To me they have the best steaks in town. And yes…about a 20 minute walk to city hall or about a 2 minute drive.

    Can always add automated lights to your house later.
    We use the Control 4 app with Lutron light switches…. It is a God send.
    Also have backyard pool features automated, which is nice.

    Progress continues. The main level slab will go in this week. As part of the evolution of design, my wife is a big pickle ball fan. It turns out that my showroom (that my wife incorrectly keeps calling a garage) is the perfect size for a pickle ball court. So before the slab goes in, we are going to have channels in the slab the exact size of a pickle ball court. In the channels will be LED lighting. This means when its a show room and cars are parked in there, I dont have ugly pickle ball lines in my showroom. When she wants to play with her friends indoor pickle ball, I move the cars out of the showroom, flip a switch and voila! Instant pickle ball court.

    Here are the dimensions and how the space will lay out- yes its not perfect and we only have about 3.5 feet on the edges but its better than nothing and happy wife = happy life!

    Lol- I would but the pickleball court is a small part of the big picture. Will grab some pics of the slab going in the next few days. Essentially we are at the point where all the hard heavy lifting is done. The mountain has been carved out and flattened. the retaining walls are in. Its just a matter of going vertical with the main level now.

    Love the progress but look at the time to get approvals. This is done by bureaucratic sprawl and decisions made by unlike-minded bureaucrats. Many are deeply committed to their own doctrines and are envious of what they don't have. They also like to report their neighbors and it gives them power where they lack it. This is the case in all socialist states and the US is sadly turning into one. Has anyone seen Clarkson's Farm? It's a wonder how more farmers haven't gone bankrupt in the UK. We are next unless we stop the craziness. Hope the rest of your project goes smoothly. Can't wait to see the finished project.

    It's important to find a way to embrace your enjoyment of the whole process and not fixate on the final deliverable. It's exciting to watch your plans and dreams take shape in reality. Each stage of construction and buildout has its own little joys and discoveries which can be gratifying and rewarding in and of themselves.

    You raise a question and that is I wonder how much slower such approvals take, say by a guy in planning that's making $65K a year and has to assist in the sign-offs of a new home build that's worth north of $10M as compared to the average track home owner looking for an approval to turn his third car garage into a bedroom.

    It’s a S-show for sure. We had all approvals in April 2021 but needed one signature that showed my driveway and my neighbors driveway on one plan. His driveway was approved and so was mine but since we had an easement as we share a bit of the driveway, they wanted to see it all together . That signature took 8 months. God knows what that cost us in delays and prices going up. It’s sucks for sure but no other way to do it.

    Agree! I don’t think about the end. I just think of the next big thing that is gonna happen soon. Next week slab. The. Framing. Then windows go in..and so on. Small wins. Before you know it13 months have passed and next April is here. Move in day.
