    Pros - Nice house, ocean view

    Cons - On a public beach, construction going on next door ... waaay too noisy, small lot, neighbors too close

    $21MM - good luck, no thanks!

    This is a tear down in a decent neighborhood at 1.6 M. No water behind it on a fairly heavily traveled street. It got stupid expensive in Sarasota over the last 4 years.

    ... having lived on the coast, i would never buy on a public beach .... too much 'Riff Raff'!

    Heck yes. ALL OVER the place - on virtually every type of body of water.

    I live in WA and would say that the vast majority of the waterfront homes in Western WA are on private beaches

    I'm trolling you guys :) there is NO such thing as a "private" beach in the US...I mean, one might own to the mean hi or lo OR live where there are no "close" public access spots, but that's not "private" per se

    I think of private as residential all around with larger lots. You won't have public there. Once there is a hotel or condos next door or near by, forget it. Wouldn't even consider it.

    I lived in a gated community, with no public access ... on a beach .... so close enough!

    I had a 3-story tower and some nice long range guns ..... to keep out the undesirables :)
