Don't know much about the Pista, but I have bought a Ferrari from Ferrari of Seattle before and they were great to deal with.
my worthless opinions: - great price for a MY 2020 and lower miles - carbon wheels look awesome but I'd be scared with chips/replacement cost if intending to really drive the car - would prefer non yellow calipers against red, and non-daytona seats - no exterior carbon if that matters to you
I'm guessing this car is a 440K MSRP due to the carbon wheels. Without the carbon wheels, probably 390K because it has front-end lift BUT no exterior carbon. I can't recall what the retail for the wheels was but "like new" carbon wheels on the secondary market are around 25-30k. So you're looking at a 420K car if it had 0 miles. Market is around MSRP+85K so this car with 0 miles might be 505K because I wouldn't give the carbon wheels full MSRP. 4700 miles @ $10/mile depreciation = 47k. So around 455-460K would seem like a good starting asking price. At 440k asking, this seems like a great price. I think you need to decide if the exterior carbon matters. For me, no carbon is a deal breaker and will also make the car more difficult to sell in the future. I really like those seats. If you don't like them, I would seriously consider buying them from you!
Excellent analysis thank you! Yes not crazy about lack of exterior carbon but I could live with it. None of my current F-cars have much so I should be fine.
I would not worry about exterior carbon. You can buy equal cf quality kits by 3rd party vendors at reasonable prices. A new set of cf wheels sold on BAT today for 20k. You might need to buy new tires as they wear quickly. Appears to be priced to move.

I guess my dealer does (or did) as my prior services always showed up. Haven’t pulled a carfax recently to see if they changed that or not.
Market is definitely adjusting, but I have not seen many Pistas on the market under $500k. While I absolutely love this car and spec, I'd suggest you ask why the relatively low price.
recently pista have all gone up like you said 500 k and up ,you can always add some carbon ,looks to be a nice buy
you can always sell the carbon wheels and use that cash for carbon and get the standard pista wheels and not be concerned about damaging the carbon wheels
