Albo is a deeply ignorant man, with no apparent practical knowledge of anything outside of politics. It takes on average 7 years to get development approval for a high rise apartment block. There is a labyrinth of regulation to traverse, much of it the result of leftist councils, with no possible avoidance.

The only way housing supply can catch up is to dramatically reduce immigration. No amount of "help" for developers can alter the reality of how accommodation is built.

 

Add land tax in Victoria mums and Dad retires /investors are jumping out of 2nd property rental ownership ,add new laws re heating and A/C for many its now unworkable ..

Add the going forward new capital gain payments on properties within Super funds with a balance of 3 million plus ..

Add the welffare and pension handouts , its little wonder the Nation is going broke .

In Victoria "the big build" is a value on thw whole to the CMFU union and the ego of a few Labor flogs in power ,those various projects are 22 million dollars over budget per DAY..

 

Talking to contractor earlier, the unions are demanding more pay and cost etc holding the construction sites to ransom. If they don’t adhere, there will be safety issues on site…

 

From what I can see..

- red tape increased significantly with David Chandler drive for better housing built quality. A good initiative but added time not to mention cost. Us architects has to register as certified building designer again to be able to lodge fully documented plans for construction. Any changes need to be resubmitted and reapproved. This will slow construction process down significantly.
- migrants are all coffee barista so no help to construction business
- young people are all into working as influencers buying expensive things to show on their social media
- land tax and stamp duties are way too high for investors to want to invest to generate more build..
- not many projects for transport/ infrastructure/ health so it’s mass redundancy across the board for designers and consultants

I fear it’s a recession coming.

The facts.

ONLY 60% of people registered voted

Labour 32% of that vote .

 

What a lot of people don't seem to realise is that the Labor vote actually went DOWN from the 2019 election loss to the 2022 win.
It was the lowest primary vote for Labor in history. So how they can claim a mandate to do anything I have no idea.
That election was more an anti-Morrison and "it's time for a change" vote than anything.

The other interesting observation is that three years ago when a bunch of candidates (the fake independents aka Teals) appeared out of nowhere and targeted Liberal held seats Labor were laughing their heads off and enjoying every minute of it.

Now that another group has appeared out of nowhere and are planning to actively target Labor seats suddenly it's a threat to our democracy and they expect the Libs to help them stave of the challenge.
