Garage Floors...

Just a quickie...any of you exotic owners do the epoxy floor deal in your garage? Is it functional or for asthetics only? Is it something I should have done while the additional garages are being added...?

You should definitely epoxy the floors, especially if your going to do any work on your cars. Oil and other fluids wipe right up. Looks good and very functional.

 

+1 mine were done by the builder, don't know how I got along with concrete floors before.

 

Thanks...makes good sense. I heard something about them being easy to clean up. Do I just ask the builder about an epoxy option...or is there a specific brand, grade, type, etc? I will not be doing work on the cars, but the looks of the floor alone would greatly improve the garages and showcase the cars.

 

I have 2-part epoxy on my shop floor. It is resistant to all fluids and stands up well even to steel wheeled jacks.

My only issue is with a couple of minor stains from coolant that stood on it for a few days.

 

Epoxy coated floors are functional as well as nice looking.

The key to any flooring system is the surface preparation. While some people use muriatic acid to etch or profile the floor, the best method is probably shot blasting. It is clean ,quick and leaves the floor with a sandpaper type finish that is perfect for the coating adhesion.

I would recommend an epoxy that has some chemical resistance even if you are not doing much work in your garage. The extra cost is negligible and it is just good insurance. Try to find an epoxy with a high solids content (preferably 100%) as there are no solvents and the paint can be put on at up to 40-60 mils thick.

I would recommend the addition of an anti-skid agent (fine sand) into the coating. While it does take a little longer to broom clean, the fact that you aren't going to kill yourself on a slippery floor is important.

I shotblasted and coated my floor about a decade ago and it still looks incredible. It has not peeled or disbonded anywhere except for the edge by the door where I used an ice chipper to chip away frozen snow.

 

I don't do any work either, I just wanted the garage to have a cleaner look to it....I don't know about the details but 12097 gave some great info for you to ask your builder about.

 

Home Depot has the stuff, don't go too overboard. It's a kit. You first use a stiff broom to wash the floor down with a little powdered acid mixed with water. Let dry, mix epoxy, roll it on, throw some colored chips into the wet paint for effect, and that's it.

A couple people in my subdivision bought the DIY kits and they suck.

Mine is over 5 years old and I have a couple of minor repair spots from jacks and stands but it's still really nice.

 

I have 5 garages, 2 are for the his and her everyday cars. That floor is epoxy.

My heated & air conditioned toy room for 3 cars has a Granite floor.

wow...a very impressive garage. how is your "traction" walking across it?

 

Never been an issue. Just like a Museum or Bank loby floor.

Even if I drop a tool when changing oil, the Granite holds up great.

It is expensive though...

Would travertine work as well as the granite? Don't they cost about the same?

 

I had it applied before I moved in. Epoxy with a brown, black, light tan chips added in the final coat. I'll try and post pics. I'm glad I did it. It is a great look and easy to clean up.

 

Travertine is limestone. Pretty soft and porous for a garage floor (would look super if it didn't get stained).

 

Maintenance is a beyotch with travertine. Small pores get larger then you need to have someone come out and fill them. Needs to be cleaned at least once a year with heavy traffic. I have travertine framed carpets in one of my buildings and am considering having it ripped up and replaced with white marble. Trust me, run the other direction.

 

Travertine would be a pain...

You can get Granite in different colors. I like the black, or gray would look cool.

Cost about $17.00 per sq/ft installed...cost me $11,000 for my 650 sq/ft room.

 

I love the color samples in the floor link someone sent me. Some beautiful colors. Guess I had better dig up another can from the yard because I will be doing this to an 11 car garage...yikes! Guess that is between 2000 and 2500 sf. But, no doubt it sure is nice looking.
