    any thoughts on the town? from the research ive done, it looks like an awesome town. I was looking at Centex builders, you can get a 6 bed/ 4 bath for $211,000 built to my standards. any thoughts are appreciated, im planning a trip to come down there in the next few months.

    what do you guys think then, im looking to get into a home in a desirable area. I have a feeling there is going to be a boom there (in texas) soon, and i want to get in early.

    Curious, Are there many examples in recent history of local long winded real estate booms during a National housing slowdown? I know that Texas RE has been strong lately, but is it reasonable to think the market can run for the next 5 years if the National scene falls apart in the same timeframe? --- John

    Pflugerville, uhhhh, how about Austin?

    Also, until property tax gets curved a bit I don't see a huge Ca/Fl like boom anytime soon.

    How am I late by 5 years if land down there is still so cheap? also, I thought pflugerville was basically a suburb of Austin, not an entirely different area.

    I'm in the building community in the Dallas area, and my thoughts on buying a new Centex home is that if you plan on staying in the home 3+ years, you will probably see a little upside. The problem in selling soon is that most potential buyers will be seeing the new product near yours, and will want new, or a substantial discount for a lived in home. I think Pflugerville is close enough to the Austin/ Round Rock boom to be stable.

    thanks Digman, I appreciate it! So from what you are seeing, what would be my best option as far as getting a maximum value down there? Would it be better for me to just buy land and build on it myself then? I would love to find something on the water in that area if I could afford it.

    Housing in general is cheap in Texas, especially if you compare it to most of the rest of the country. How nice of a house do you think you're going to get for $210k with 6 bedrooms? It won't be high end, I assure you. Every corner will have been cut, every fixture the cheapest possible.

    The nearby lakes to search for homes on are Austin Town Lake, Lake Travis and if you could stand an hour in to Austin, Lake Marble Falls, where we have a weekend house. Don't think you can buy in the low $200's, but I haven't looked at the market prices in many years. Won't be new construction in that price range. You should be able to do some internet searching. There are some nice areas of Austin on both sides of MoPac (Freeway up the west side of Austin) that are still in the $150-$300k range, but for a 2-4 bedroom 50's to 60's stiyle 2,000 sf'er. Great hills and trees, and you could haul the boat to the lake.

    Cheap-O builder. Not known for quality.



    The rooms are going to be about the size of jail cells, and the houst will be about 1500 SF.

    I would say to get waterfront property on Lake Travis, you're looking at $500K minimum.

    Centex is not a builder of choice. Their homes are on the low end on quality and I have had several people who had them built got out in just a couple of years due to build quality. Lots of masonite and just a brick facade on the front......Fixtures are low end also. If you want it built to your specs, expect the add-on pricing to take effect. Just buy good quality from the start and enjoy the adventure.

    Almost anywhere around Austin would be good. Pflugerville has been around for a long time but only in the past 10 years or so started to grow. Not a lot there to do but I guess it is close enough to Austin to permit the commute. It is nice countryside to be in. The hill country area is desirable......

    Centex = Apartment Grade housing. Watchout for the stickon panelling.
