I'm in the process of building a 3-bay, 1200sf garage with storage above. Inside the garage will be both a 2- and a 4-post lift from Rotary Lifts. The flooring will be VCT tiles from Lowes (48c/sf). The 2 side bays will be 28' deep and the center bay will be 30' deep. Ceiling height is 12'. Each door will be a carriage style 8'Hx9'W door with Chamberlain Pro 3/4hp belt-drive. Floor will have 3 drains, as I'll have an indoor hose bib for winter washing. Cooling/heating will be from a 28,000btu through-wall unit.

Here are pics from the first 7 work days (12 calendar days) of construction, I'll keep adding to the thread as it progresses.

Hoping it will be done by sometime in August. It's moving fast now, but truss's don't arrive till 6/29 then interior finish stuff is always slower...

That's not too bad. It's a shame you have to wait so long for the trusses but that is how it goes sometimes. I'm sure that when it is done it will have been worth the wait.

    Scott,

Looks great! What's the slope inside and where are you positioning the drains. I'm currently designing mine with a guest unit above it and trying to figure out the best scenario.

    thanks,

House is a good 150ft from the garage, there was no where closer to put it without messing up mountain views from the house.

Very exciting Scott! Nothing better than a shop built to your specifications.

I am in the utilities and interior phase of mine at the moment and it does indeed take a lot of time. Especially when you do it yourself.

Not as large as yours, only 28 wide by 34 deep with vaulted ceiling. Limited by required setbacks per the county. Still, much better than the 6'5" overhead in my basement.

Could you elaborate on the heating?

    Eager to see more pictures!

i'm just starting preliminary site work today. nothing elaborate. 16x32 one story. park in front, shop in back. construsting on the beach will be a new experience. thinking of putting 4 to 5 inches of stone down first then 5 in. concrete with lots of wire and rebar. have to hurricane proof it so 3/8''x 12" bolts every 16" and tie plates on every truss. good luck.

Spasso: Your garage looks great. I'm using T1-11 as well, to match a shed that is near it. We're going to stain the T1-11 grey and paint the trim green to match the trim on our house.

The heat/cool I am doing is a simple through the wall unit. I didn't want to go thru the expense of a full blown system or ductwork etc, and this fit the bill and only cost about $1200. I'm just looking to take the "bite" off the cold in the winter and off the heat in the summer. I also am putting 2 industrial ceiling fans in to stir the air. Here's a link to it:

    Security?

A friend of my family has (had?, I think he has moved) a great garage (like 6+ car one) that is unsighted from the house and has a separate driveway entrance to it. More than once he has gone to investigate and heard car(s) race away ...

Thus this has made me think that it is a good idea that the access to the garage goes past nice and close to the house ...

Pete not trying to scare you, but ...

I will be putting an alarm system in the garage (seperate from the house), and the driveway has a car alarm system that any metal object coming up the drive sets it off. We also live way out in the boonies and 1/2 miles off the road. So I think we're OK. :)

    Looking good Scott,
I never thought about cooling, I guess because we don't really get the constant high heat that southern climes get, still...............would be nice!

The in-floor heat in mine is mainly designed with moderate climate control in mind when I am not out there working. I will mount a 220 forced air wall heater to take the 'edge' off on the really cold days.

    Nice upstairs loft too!
