I'm going to fininsh off my basement. I've tested concrete floor moisture and can visually see dampness on the concrete walls. I want a moisture / vapor barrier for the walls and floor. I was going to put a sealer on them. Maybe a leveler compound on the floor. Then 2 layers of 6mil. plastic. Then, on the walls, place 1" foam insulation and 2x4 framing with fiberglass insulation between studs w/ 1/2" drywall. Anyone have ideas or do's / dont's?
On the walls use a sealent such as Thor-O-Seal.....it's a "pancake batter" consistancy that you paint on the wall with those big yellow bristled brushes. Great product, will make your walls bone dry. you can paint right over it, or finish off as you described. UGL Also makes a good wall sealer like this product. For the floor use a UGL FLoor sealer. It goes on like water, and seals the floor from moister. 9 out of 10 times the moister in the floor isn't because of ground moister, it's because of moister trapped in the concrete, so it's easier to control. The wall moisture can sometimes be attributed to water actually diffusing from the outside, so that is why the heavier "batter type" solutions are better. i believe the batter type is a concrete based formula. Also, make sure the proper grade is done on the outside of the house so that moisture runs away from the walls, and downspouts run at least 4 - 5 feet away from the foundations.
For the interior / exterior restorations I do for work I use Prosoco products. It is usually listed in the bid terms and I have had great luck with all of the products I have used from them.
