Considering moving to Georgia

    Hey everyone

    I currently live in Los Angeles and Im considering a move to Georgia...Atlanta area.

    I have some friends that live in Kennesaw and some others that live in Buford.

    Im wondering if the following is possible:

    - 4000+ sq ft
    - $400k-$500k
    - Within a 20-30min drive to Kennesaw/Buford/Atlanta

    I was looking at a map and it seemed like Roswell fits the criteria..but is it a good area ?

    Suggestions ?

    Hey Jerry,
    A house in the Atlanta area is very reasonable compared to other regions (and cheap compared to LA).

    The prices you mention are easily reached. The traveling distance is reachable except during rush hour (but you know more about rush hour traffic).

    I'd add one recommendation. You should avoid Fulton County. I live In Sandy Springs which is just south of Roswell, GA. Both are in Fulton. It has the highest tax rates and poorest services (Fulton is the County that includes most of Atlanta). If you'll move a little north of Roswell, you will be out of Fulton (and in Forsyth or Dawson County).

    Buford is in Gwinnett County (and includes some beautiful places on Lake Lanier). Kennesaw is in Cobb County (the best public schools).

    I've lived in my house for 20 years. Due to the poor school district, high taxes, and my wife's ability to remodel the house every other year; I find that the basis of my house exceeds its value (and that is hard to do in the recent housing value upturn).

    Roswell sounds like a good area for you. It's 15-20 min. from Kennesaw. Ferrari of Atlanta is located there. You can get a very nice house for 500k,especially now that the market is soft. My mom used to live in Edenwilde,which is a very nice subdivison in Roswell. You might want to look at a house for sale in that area.

    Or you might want to look in east Cobb County, just west of Roswell. Just about as convenient, and you'll avoid the Fulton County hassles.

    Thanks everyone for your input.

    My friends have told me the rush hour traffic is as bad as Los Angeles. Luckily Im self employed and work from home so that shouldnt be an issue.

    Im definately going to take to heart the issues you have brought up regarding Fulton County.

    Living on Lake Lanier sounds wonderful but I worry I will be too far from my friends in Kennesaw.

    My wild card location is New Zealand ! lol.. Ive been offered a very nteresting job there.. and even though Ive been self employed for 10 years now it has peaked my interest.

    Regardless I am very tired of Los Angeles.

    compared to LA - they are giving away houses here. all depends on how "new" you want and what amenities. $500k can buy a nice house here - which would be a ****box in LA likely.

    stay out of fulton county. typical government efficiency with 110% of the costs.

    i live in east cobb. most of the time, if you live very close to the perimeter, you can avoid the interstates entirely. i take back roads all the way into my office in buckhead.

    are u single ? if so, i would recommend you stay intown and maybe rent. that is where all the action is. post apartments are very nice and have a lovely pool scene.....

    the taxes are high, imho, for the services. and there is a "ad valorem" tax on vehicles. still lower than anything in commie land - i mean CA though.
