    How is the condo market in SM ? Foreclosures ?

    try www.themls.com you can find most of the active listings there. I belive the listings for non-MLS members are delayed by approx. 2 days, which in the current market condition is not a big deal. Go to "guest" section as only mls members can access other areas.

    PM me if you have any specific questions. Santa Monica real estate is my hobby so I try to keep up w/it.

    Try to be above Wilshire Blvd., and even better if its above Montana.

    My father is thinking of selling his ocean view condo that's located on Ocean Ave., at Montana. It's the least expensive that you'll find on Ocean Ave. PM if any interest.

    Santa Monica is beautiful & cultured. I hope to live there once before I die.

    Expect to pay over $1,000,000 for a decent closet-sized condo, and over $2,000,000 for a decent house.

    I love Santa Monica. Good choice. I grew up on Montana and 12th. As the guy mentioned above, North of Wilshire is better.

    Last time I checked, about 3 weeks ago, condo prices in Santa Monica decreased (that's all 3 zip codes in SM I believe). But not totally sure.

    that place just out right sucks, you cant even have a detailer deatil your car in he residential areas.

    Actually I think you can if you reclaim your wash water. But that's a ~$2000 setup and it takes as long to wash a car as it does to set it up.

    Santa Monica is actually a great location especially along Ocean Avenue between Santa Monica Blvd and West Channel Road.

    Your away from the 405 and 10 frwy so you dont get all the commuter traffic, you are walking distance to the promenade and many restaurants & bars in santa monica and down on pch at west channel. Id personally would want to live along ocean ave in a west facing unit for ocean view and sea breeze.

    Plus, many women like to exercise along the bluff park on ocean ave.

    You may also want to consider a condo along pch in the Southern portion of malibu. There are a few that are older and close to town on the mls. The majority though are at the north end of malibu which is pretty far.

    As far as the market, I think all the realtors have pocket listings that do not show on the mls board. Malibu and santa monica choice areas is still a hot market in my opinion. Listings in Santa Monica that face east are usually dark and due to street trees, get little light. You can find those all day long on the mls.

    William you might also look into Pacific Palisades which is sort of between Santa Monica and Malibu. Hermosa and Redondo Beach are a little too college town for my tastes but your mileage may vary. Too many adults trying to re live the college years I should clarify.

    The foreclosures are really hitting down in Orange County.

    wow talk about a small world. I grew up on Idaho and 12th!

    North of wilshire is deffianatly better. There arn't any condo's north of montana but there are condos on Montana.
