    Hey mate, that's a min 2 mil apartment & with that, I'd rather buy a semi-D in Siglap; not that I can afford either but I just can't get the idea of staying in a multi-mill apartment @ the moment. Besides, I like to see my rides in the porch :D

    I do have a friend who had a sprawling 3 storey 10,000Sqft penthouse @ Arthur Rd, complete with a private pool, lift & absolutely stunning views. The entire Kallang basin is on the right & East coast on the left with views as far as the horizon sets.....

    Speaking of which, I wonder what's the rental returns on 4seasons; S$8-10K?

    I'm not into speculating & hopefully can find a home to stay. Looks like I'm confined to my HDB flat :(

    Saw Laguna View, Neptune Ct, Eastern Lagoon etc but owners are asking 10-20% above valuation with the hope of en-bloc. Those that's slightly above valuations are sold within hours!

    Mate, Four Seasons now going for much, much more- factor in around high 3mio for the smaller unit and close to 8mio for the bigger one. Rental yield not great at $8-10k. But I really think its the last solid block of land left in the super prime Orchard area with huge potential for redevelopment in years to come. I reckon it will go en bloc one day with a great price IF plot ratio increases in the area...

    Another solid bet for me is Peach Gardens. Fantastic size and strong potential for en bloc, so you can enjoy while you stay there and still have potential for good capital gains. Oh yes, you can be my neighbour too and I can look after yr cars... hell leave them in my garage and I can look at them for you...

    Don't mean to burst your bubble, Harold, but it's HIGHLY unlikely that the plot ratio for Four Seasons will be revised anytime soon beyond its' current figure of 2.8. Plot ratio revisions occur for a number of reasons, such as rezoning of land use (e.g. from residential to commercial) or other factors such as proximity to the MRT station. If there's any increase in plot ratio in the next Master Plan, it's more likely to benefit those located directly along Orchard Road.

    Four Seasons Park is only 13 years old and in reasonably good condition, so unless its' plot ratio was not maximised, I doubt if it'll be a en-bloc candidate anytime soon. Perhaps when the next wave of en-bloc fever comes round in 5-10 years' time, but then again, who knows....

    You serious about health centre or not? Not a wise business of choice in my opinion knowing that you will probably patronise it yourself most of the time (like a hawker cooking only for himself if you know what I mean) haha...

    Anyway, not easy to find shop houses in Katong as these are mostly owned by the banks, insurance companies and some family trusts. As for shops, maybe, but none big enough to house a HC. Also, need police permit to open HC, so not so easy. Will discuss with you further...

    Bro, want to share? I've found a shop nearby my office, 28yrs old on 99. 6-7% return now & good potential for en-bloc, my bankers working on it these few days & I'm too tied up :(

    I think you can open a health club there :D 900Sqft not too bad.

    Just spoke to a potential investor looking for retail & he claims guaranteed 40-60% returns per annum for his clients on funds & stocks; he's not even a banker & merely manages for his relatives! Does private banking provide such good returns? BTW, he drives a QP as well.

    Mate, S$8-10K returns on a 3-4mill property is pathetic IMO.

    Yes, I was looking @ Peach gardens & Hawaii Towers but those are above 2.5 mil on 2500sqft+. Ocean Park's not bad too.

    Hehee then I'll get a nice telescope & check out the chicks on your deck :D Ooops not those from your family though ;)

    Just my personal opinion but private banking is not the miracle it is made out to be- the value add comes from the research they provide you and the market info that they give you on a daily basis but thats really it- you can get access to all their products from most major financial institutions.

    Returns largely depend on timing. Made about 40% on commodity linked investments during the earlier part of last year through them. Lost close to 35% in the second half of last year. So net only ran 5% which I could have easily got just throwing my money into a foreign currency deposit such as NZD with limited forex risk.... better yet, that money could have gone to the stock market and made a ton more...

    I'm a little out of touch whilst I'm up in Tokyo and was wondering what the proposed F1 Street circuit is like. I know Webber will be testing it tomorrow; are they closing off the streets so he can have a decent run or is it just a publicity stunt? and does anyone have a map of the proposed track layout they can post?

    what do you guys think about the upcoming civic type r sedan,the performance figures are not bad,and looks quite good too,went to view a couple of cars just now,and am considering purchasing one of them,they would be the new civic type r coming in 3 weeks time,mini cooper s (s works edition),golf gti or perhaps the lotus 340r at autoinc?i have also considered maybe an rx-8,evo or wrx sti spec. c type ra.would gladly get a 997 gt3 if i have half a mil lying around though.

    japanese toys are not that bad,so what are your views on the them?

    Good. Hope he had some fun & there's a press release later this afternoon.

    Anyone going to AutoConcept's opening ceremony this evening? 7pm onwards, showing the GT3 RS there, the first unit here. Marcus has come a long way, he was a salesman @ Exotic Motors a decade ago & we almost partnered in a Hp business. My best wishes to him on this new venture.

    went down to vincar to view the JCW GP edition cooper s this afternoon,i must admit it got me drooling over it,really nice car,but still i'll be waiting for the new type r before i make my decision.
    on another note,went cruising around the proposed track this morning,early before the sun came out,but no gt3!
    might be going down to autoinc,but it's already 7!so see how,who's going?
