    A private 2.5 mile road track is a great idea. The government will likely put up so many road blocks that it cannot be built, but good luck! I would pay to use it on a daily rental type basis. Moroso charges around $3500 for up to five cars and $150 for additional cars above 5. So if you have 20 cars that would cost around $6000 or $300 per car for one day. That is about at the upper limit of what I would be willing to pay, and even that would only be a go for a few days per year. A 5 day weekend trip to the mountains costs me around $750 and I get three days of driving on thousands of miles of great driving roads (about $1500 for two people). So for ME, that is the competition to the idea you are proposing. Like I said good luck anyway.

    I think it all comes down to COST. I think your challenge is balancing the cost you will incur to build and maintain the track (including land, property taxes, insurance, construction, maintenence, etc, etc, etc....) and the cost to an end user to utilize the track.

    For me, I would use a private track if it were conveniently located, AND if it weren't rediculously priced to do so. I think you'll have a tough time getting the track to be competitively priced to the end-users based upon the estimated cost to construct & maintain the track.

    Those numbers are not accurate anymore. Now they make you have corner workers and fire rescue etc. Total bill comes to about $8000

    Your idea sounds awesome! I would probably join the club if it all turns out good, even if i'm not in Florida to often, but this would problably change that a bit ;). Good luck!!

    If it's within your budget put in some elevation changes....nothing radical, something gentle like at Roebling Road. Having lived in south Florida for >50 years, I'm getting a little bored with "straight and flat".

    ...was built at great expense. I heard about 3 million. They had everything going for them. They were next to a USAF base. They were out and away from Phoenix. Great place! A long story short....but the city and a home builder shut them down

    man to see that is heartbreaking. Typical urban sprawl. I always love how people buy cheap next to an airport and then complain about the noise. The development just to the south is brand new. Right next to the runway of a F16 training facility. What are they thinking about building there in the first place???

    Unfortunately this is all so common. Idiot developers looking for cheap land. Idiot buyers looking for cheap housing. Homestead Miami Racetrack is facing the same soon. The houses are creeping up on the race track and it is just a question of time when those grove dwellers start complaining and find some schmuck politician running for re-election to side with them.

    BTW building that track for only $6M was cheap.

    I'm not so sure if I would buy into a track here in FL.

    In this months DuPont Registry there are two ads for tracks located in PA about an hour outside of Philly and NYC and another in NC just North of Charlotte. The prices are about the same as this guy is proposing but the elevations are a bit different and not attainable here on the flat soil of FL.

    Seeing that I already live here, the option of going to a location that would be considered a second home with different weather and surroundings would be a selling point for me. Granted, the winter months come into play with a Northern track location but we have Moroso, Sebring, and Homestead fairly close to go to during those months.

    you can buy a log home in New York about 40min outside of Watkins Glen. History meets innovation. Feel good about your purchase as well since it is an environmental friendly resort. Yup, shameless plug for my own development :) The good news though would be you need no membership. Watkins has lots of track days.
