House w/ garage space? How about 8100 sq.ft. of garage space!?

    Seriously, I really wonder what the deal with this place is. I was looking for garage space but this is ridiculous. Roughly 8100 sq.ft. of living space on the top floor with 8100 sq.ft. of garage space below. Looks like it was going to be 3 units.

    Custom built, really? Looks like a standard steel-type warehouse building with siding. I cannot understand why someone would go through the trouble of finishing the upstairs so nicely, but not put any type of coating on the garage floor to protect it.

    For just under a million, it seems about $600K overpriced. It's in Mount Vernon, for godssake!!! (Yes, I saw it was on 11 acres, but I think that classifies as a postage stamp lot up there.)

    Maybe they built it this way to avoid high taxes. Tax assessor looks around see's an ugly warehouse and doesn't look farther. Hideous to say the least.

    Just around the corner from me someone built a house along similar lines but with at least a little taste. It's built like a normal house but with the whole first floor being all garage bays including one RV size. It looks like the living quarters are all on the second floor. It looks odd but at the same time was a pretty ingenious way to fit all of what he apparently wanted on one small lot. It also put the living quarters up where he should have a nice view of the Olympics.


    You know what they say......to each his own....

    Yes, to each thier own. I design buildings and homes and we have those folks that just want it THEIR WAY. Might not be pretty to us but it's THEIR DREAM!

    Per Gator's critique, I'd say this looks like a supersized double wide with a lift kit!

    I always told my wife that my next house was going to be a huge shop with an apartment hooked to it but that isn't quite what I had in mind.

    Umm, designed by a guy with three wives so they can separate off the three living quarters but open the whole thing up for barn dances or tricycle races?

    I could even see having the living quarters on one end and having a large area for a gallery or some sort of sales area.

    One thing about it. It's doubtful that you would have to worry about anyone driving up to pose thier car in front of the "Cool House" to put the photo on their Facebook page

    The shop area looks more to have been set up as a woodworking area so that might have something to do with it..

    It looks like an individual effort to copy the "garage condo" concept that has been built around the country, but with a bit more attention to the living quarters located above the storage area. The living space looks to be better suited to a live-in caretaker than a typical homeowner.

    File this one under "good idea, but poor execution".

    In my work as a Realtor who specializes in homes with large garages, I've seen numerous examples of owners who have built their dream garage in a haphazard manner, and then been unable to sell it. It all comes down to the professional quality of the work. If you want to sell it, then make it both functional AND appealing. If the garage portion will not win the beauty pageant, then the resale value will be tenuous.

    And if you have a property to sell that has an exceptional garage, at LEAST use a Realtor who understands how to market the unique features of the property. There are only a few of us around the country who share this specialty. And I've heard too many horror stories along the way of sellers who essentially gave away their custom garage!

    OR.............for 20 people that like swinging and 4-wheeling.:)

    How can that thing pass fire code with exposed insulation bats in the ceiling?

    p.s. And it was likely built under 97 or earlier code.
