    I’m planning my future out and have been looking for land in Tennessee. Florida is free and red now but I can see the writing on the wall. :)

    I’d prefer something I could homestead on with at least 15+ acres. I am open to an existing cabin or I will gladly build my own.

    I want a remote area where I can be left alone with nature. Although I’d like to have a Costco or Walmart an hour away in case I need supplies.

    Any suggestions to where I should look? My wife and I will be traveling up to check things out but I’d love a starting point.

    Tony, don't limit your self to Tenn. Yes, there is a tax break but cost of living in both Tenn and Georgia are pretty attractive. Elijay and Blue Ridge might be possibilities for you as well. Eastern Tenn with it's mountain roads might narrow your search as well.

    Deer hunters have run up the remote, flood plain, and worthless land the last 10 years. Ask me how I know. ;) Land has quickly gone from $1,000 an acre to $3-5k in only 10 years.

    McMinville, TN is about as remote and red as it gets with nice open areas that are inexpensive. Dunlap is closer to Costco, but also very low cost and red.

    Get an hour outside of Nashville in any direction and you can still find some large amounts of land. Yes, prices are going up but that isn't going to change any time soon. If ever.

    I agree, the saying around here is land only goes up, that's what I've seen in my life. I've never seen it go down, but I have seen it plateau for decades at a time. The last 10 years has been nothing but up though.

    Also, Farm Credit loans are so friendly. You can get interest rates less than 4% and you are part of the union and get dividends every year that bring effective rate down below 3%.

    Thanks to everyone for all the great advice! I really appreciate all the additional areas and suggestions.

    I should add that I'm open to other eastern states as well. Found an awesome piece of land in McKee Kentucky! I would love to look out west but I want to try and keep travel to and from as uncomplicated as possible. Given what I learned this year from Covid I think it would be wise to be able to drive there if I had too.

    I would suggest you consider the Cookeville area. It is halfway between Nashville and Knoxville. Cookeville itself is a large enough city to get about anything you need and the cost of living in surrounding counties is lower than most. Farm land is beautiful and affordable.

    Roane Co. on Watts Bar lake ... heaven on earth. Look around Rockwood area, picked up 85 acres for relatively cheap on the water. There is a tract of land for sale that is beautiful and still for sale, look up several on National Realty web page. Hope to see you in our neck of the woods, need more Ferrari drivers around :). And the roads around are fantastic.
