    The storage room (mech) has an air handler, electrical panel and just basic storage. I just doesnt need to be 9 feet wide. I think I will shrink that regardless. And yes, if I move the sim, It would have to float somewhere, not in a dedicated area.

    But if I do swap, the golf sim now has a dedicated area, more tucked away, neat and tidy. Im really struggling on this- I think I need to hire a professional to design the space properly.

    Not sure if you have the space anywhere to do this, but you could try laying out a full size mockup of the space in a garage or even a back yard. Just laying out the walls with some tape would give you a nice feel for how big the space is. Could go further and mock it up with some cardboard.

    Or if you want to be fancy, design software like Chief Architect lets you do virtual walk throughs in VR. I've never used it though so I'm not sure how well that works.

    Thats a good idea. The changes im talking about are minimal. if I just shrink the storage area and bathroom and get the current sim area 18 feet wide, then this can be a game time decision. Ill have plenty of space in either area to make this happen.

    This will be spectacular and can't wait to see it when I go for my next walk in Scottdale - March, 2023 ? Just curious how these workers deal with the extreme heat that you'll be hitting shortly ? They work during the night hours or what ? Temps will be 100 - 120 degrees for the next few months.

    Ive never understood how they do it as well but they will start at 6:00 am and go till about 1 or so. Its manageable but the worst time of the year to be putting up steel. Bless them all and Im eternally grateful for all the work they are doing.

    Im being told late summer 2023 for move in. My wife is out today picking plumbing fixtures.

    Oh it looked like the green sim area was much smaller than that? The one layout shows it as 18x9? Obviously do whatever you think is best. Foresight sims tend to be a bit better indoors than trackman and you don’t need to put silver markers on the balls. Trackman is better outdoors for sure when the radar tracks the entire ball flight rather than extrapolate. Anyway. Enjoy the build

    I’ve used a bunch of different systems. I’m sticking with Trackman. It’s the best overall package.

    Nice work on this! I like the various areas and how you defined them. I like the "open" plan on the first attachment, but can understand the need to have a separate work area!

    Any way to move the racing sim machine turned 90 further up the West wall and install a wet-bar/fridge combo on the wall in common with the bathroom? I've seen having the plumbing right there (bathroom) makes adding the sink and fridge water lines (and any drains) relatively easy. Also, a thought: Perhaps ditch the wall to the NW corner of the pool table? Looks restricted in dimension (or you'll need the short stick) if you're going to have a pool table there perhaps? If you need the wall, make it deployable (retractable) from the "west" side of the sketch?

    If you haven't played with it yet, scan your plans in Sketchup... you can build relatively easily in 3d and then "walk through" the space as you're designing it. It's an awesome tool (and I am barely a rookie at it; but use it all the time). An example of my 5#'s in a 10# bag garage below using sketchup and the actual post install.

    Hey th is foe the input. I’ve used sketchup before but might want to look again at it.

    There won’t be a wall between my desk and the pool table. I just put that there to delineate the space but it will all be open concept and only separated by furniture.

    You walk in and the desk is there- I’m looking out through the glass doors to the view of the valley. Behind the desk is the social area. Maybe play pool or hang out. Then the golf sim.

    As far as the wet bar good call. Will look into it. And the sim- I just stuck that there- need to find a new place for the racing sim since I took the defined spot it had where the golf sim is now. I’m sure I’ll tweak this further. As long as don’t make structural changes- lots of options.

    Ok guys - need some input here. Im struggling as Ive been going back and forth on the layouts and weighing the potential pros and cons. Here are 4 variations of the office that are in the final running. I cant do the option previously where the bathroom was on the left and storage on the right that was shrunk down- Apparently something to do with the plumbing. Anyways- that was leaving a dead space on the wall on both sides of sim so we nixed that idea. So I have two options. The first is my original layout- Office, golf sim, racing sim. Second is the layout I posted above where the golf sim is tucked into the back. Both have two options for the rest of the layout. Anyone have any comments on advantages or disadvantages? Need to make a decision here soon as they are going to start trenching for all the plumbing and if we are moving the bathroom to the right and combining it with the storage closet- I need to make that decision. Or keep the original layout and keep a big storage closet and a big bathroom.

    Ive put dimensions of the room on the side to give an idea of perspective. Assume the dimensions of the golf sim are approximately the same no matter where. about 17 feet wide, plenty of depth. The overall depth of the room is roughly 40x24 wide

    Tough space ...I can see why you're going back and forth. I like option 2A the best, but I would switch the pool table and seating area if space allows. Providing that's glass looking outside, I would prefer to have my sitting area there ...plus I think it flows better when you get to the top of the stairs. If the Rec Room is looking down on the garage, while you're playing pool, you're looking at the cars.

    Between A&B the choice seems to mostly be which way to face your desk. Looks like your house will have some amazing views so I'd want the desk facing in the direction of those views. Or so they are off to the side so you can turn your head and look out the windows. My desk has a great view off to the side, and I love being about to turn around and look out while I'm on a telecon. Not sure which way that is from your drawing.

    Pool tables are great, I think that'd be a really nice addition, but tucked in the alcove looks a little tight. Could you turn it 90 degrees? Or as Finlander suggests move it so that it overlooks the garage. Although if you've got a short wall, perhaps that would be risky with an errant ball going over. That seems like it could possibly be an issue with both of the 2 options with the golf sim too. I've seen some folks hit balls 90 degrees before, particularly after imbibing one or two beverages.

    Thanks for the input guys. I sent the renderings to my builder/designer team. They all like the option below. They had the same suggestions with regards to the pool table position. My desk where it is below, I can just step up and go hit golf balls or turn around and have my 50 inch curved monitor for work. Ive put in the cars below for perspective on how it would be. The team is leaning toward this design which was the original design so Im back to what we had planned. Just needed to go through a mental exercise to make sure everything is just right. Its a huge space so once its framed, I should have a better perspective for scale on the furniture and location.

    Behind the seating area, I can put a bar/wine fridge.
    The desk has pool table across and quick access to golf sim.
    Racing Sim towards the bottom in its own dedicated space so it doesnt get lost or seems like an afterthought.

    seems to make sense.

    I like it...I would have people "break" the rack the opposite way it is drawn though. There is a chance the Q-ball can fly off down below towards the cars as drawn.

    This project is truly phenomenal. A couple quick questions before I weigh in with my specific thoughts. How tall is the ceiling from mezzanine floor to garage ceiling? And what is this space right here?

    inthink the ceiling height upstairs is 11 feet. From the garage to top is over 20 feet. I can check exact measurements if you need them.

    The last layout looks good but maybe extend the wall on the right side of the golf sim back into the room more. Unless you really know you have nobody who will ever shank one that bad.......;)

    I was planning on putting a curtain there that can be pulled back when the sim is not in use. A wall would also work. Probably only need about 5-6 feet from the wall.

    An idle mind is a dangerous mind. Nothing new to report in terms of construction- still working on retaining walls but Ive engaged an interior designer to help with the office/garage. Thanks to @wthensler for the connection. Had a great meeting with them and they are going to take my mock ups and refine the space. I really want this area to be just perfect. Rest of the house is my wife's problem. lol.

    In just sitting around and discussing the project with the designers we made a potential mild tweak to the plan. I moved my desk so its in the corner, out of the way- instead of something that you see when you first enter. We all liked this change so they are going to run with this and modify things further. Still a long way to go but making progress every single day.

    Thanks all for allowing me to share. Its such an amazing journey and there are very few folks that can appreciate the office/man cave but if its anyone, I figured its this crew.
