Premier Garage actually has their web site (www.premiergarage.com) come up as www.theultimategarage.com. Some customers looking for my site actually get them by mistake. Clever on their part but a little sleasy in my opinion that they are trying to steal my customers this way. The intent of this current project is to distance myself from all these new garage specialists that are popping up all over the country. Besides, I'll probably abandon the nationwide stuff and just focus on the NY/NJ/CT area. The F40 is tucked away with the Mini in the garage to be finished over the winter. Many know that about a year back I was looking at building a custom "over the top" showroom and garage. Well, I ended up getting a 355 C instead. Later this year Jennie and I are looking at finding a different place in the same town. It will probably be one of the many houses they have here on 1 acre lots. Because of zoning I can only build a garage up to 1,000 square feet. This presents problems when I designed my "dream" garage, it was closer to 2,000. With only 1,000 square feet and the need for showroom, workshop, and storage/yard stuff. What is the best design? Here are two I drew up and would like your comments. The double deep is 36' deep, the single deep is 22'.
rob - there's a hard 1000sf limit? in my town there's a default limit of "3 car garage" but you can go to the zoning board of appeals to get a variance for 4 or more. and they don't count vertical , apparently, so lifts don't matter. you should make sure the town doesn't have an appeals process before you start redesigning. doody.
Hey Rob, doody is right. My parents are custom home builders and I'm sure they've mentioned to me before about that ordinance on garages in the Southlake/Keller area. Since your designs are seperated from the house itself, you could very well get permission from the city to do it around 2000sf. I think the rule exists mainly so that homes won't have a 6 car garage built INTO the house itself. Good luck!
I have a crazy garage going up right now. its 40 long by 36 wide. base floor is underground, first floor at grade level and a full walk up dormer style recreation area on the third level. The second level is engineered for poured concrete floor and there is only 2 supporting columns in the base. I'll post site pictures along the way
I know several folks who have put lifts into multi-car garages. Key is sufficient height in the garage and possibly having to change the path of the door channels to clear the upper cars...really pretty straightforward. One fellow sloped the floor and put drains in the center of two bays of his 4-bay garage. It drains to the sewer. He also has an upper track for a curtain to enclose that bay. The ultimate shower curtain. Result...he can wash his cars inside when it's crummy outside. He has water, air, and steam in those bays.
Rob, my 2c. I agree that there is mostly an appeals process that can offer you a variance if the garage does not attach to the house. If you can design it so it becomes clear that you will not be able too illegally convert the garage later to a living space (Rental space) the appeals board will likely sign off. It is more about not having the space converted to living space than garage space. When you go for the appeals process you have to stretch the point that you undertsand that these laws are for that protection and you have taken the following steps that this can not happen with your garage. One of them may be no plumbing (I know that hurts) No seperate meter for the garage, no shower, toilet etc.I mean you can always put in pipes just in case as long as the inspector does not see them. Like when they put the slab in have the pipes put first, lay a bag of cement on the wastepipe when he comes for re-inspection. (you get the picture) Be vigulant about why they do it. Maybe talk to one of the Council members beforehand to see where their objections to bigger garages are. You can do it, I would not budge.
