    i have some warehouse space that is left over from another tenant...

    thinking about leasing it out (just among word of mouth friends) for a big dog / man cave garage thing....

    how many cars would you think could fit ? not crammed in bumper to bumper...... 20-25?

    it is square

    A good rule of thumb for planning a "typical parking garage" is 320/sf per stall (includes the circulation space - very tight and not so appealing...in your case would fit about 30 cars.)

    If wanted to make it more spacious and realistic for exotics, use a multiplier on that by 1.3x or so. Which would allow about 22-25 cars...

    (Left over useless knowledge from my past life designing skyscrapers ;)

    Ever look at house plans or actuall new houses? A lot of the two car garages are 19x21. Those are the houses where both cars sit outside all of the time.

    I'm referring to large spaces, like the 10k you mention. Ie When doing 5 level 100k+ sf garages...

    This rule would definitely not apply to a house :)

    I think reality is 10x20 spots with a 20 ft wide isles.
