I was approached by a local realtor last week to see if i was interested in selling, after thinking it over i just decided to sell.

I purchased this land 5 years ago with plans to build our new corporate HQ and manufacturing plant. Later, we were lured across the border to NC with a promise of lower operating costs and a life at the beach. Needless to say, we no longer have plans to build here.

I bought this land for several reasons:

It's flat and sits up higher than the surrounding acres, which gives it great exposure to I-26 that connects Spartanburg, SC to Asheville NC to the north & Columbia SC and Charleston, SC to the south. This is A major thoroughfare. Another great feature, it has no restrictions so most anything can be built here. I think a hotel is one good idea.

The land passed both environmental surveys. It has power to the front and side, paved road, city water and sewer. It comes with a 30' steel sign with electric power and lights. Allowing the owner to increase its size without a special permit. It's just off an exit with on and off ramps in both directions. It's neighbor is Cummins Diesel, Amazon and BMW down the way.

The best feature, IMO, it's part of a 40 acre tract that is slated for development and is the only tract in the area that is serviced by rail.

Ill probably regret selling it now but it's time to thin some of my holdings, so I may invest closer to home.
