What are your thoughts on the current / future market values for the 812 Competizione?

There are only a few on for sale at the moment (1.99m), not necc the trading price. There was the recent one sold at the Monterey auction (just over 2m).

i have an option to buy a fully loaded 2022 (full carbon interior and exterior including carbon wheels, (not tailor made) with 600 miles for 1.7m. i would be parting ways with a 296gts and 812sf as well as gt3rs to make this happen. i will still have other daily cars in the garage.

Paying such a large price for one car seems crazy, but what a car the comp is.

Comp prices went up like crazy.
Did you consider F12 TDF? It may be a better buy at this point.
That said, I'm sure you won't regret the Comp if you decide to get it.

If I had the same opportunity, the only thing that would give me pause would be my assumption that I wouldn't really be able to put any miles on the car without risking significant depreciation. That said, I am not following 812 Comps (too rich for my blood) so perhaps that isn't the same issue with these cars. I like to drive my cars. I had an SF90 for all of 5 months when my exotic car seller friends freaked out that I had put 2,000 miles on it. Probably not a good example as the SF90 seems to depreciate at least $1,000 per day - HA!
