Just verify who owns the title to the airstrip space itself, and make sure there's title restriction on that parcel that guarantees that it remains a strip and and that the other owners (you) have an undivided interest in that parcel or a guaranteed access.

Airpark Dallas is having a big fight because one guy owns the airstrip itself, and he wants to turn it into industrial.

Here we all own an undivided interest in the runway, and we grant an airspace easement that allows noise of operation etc.

Tillman pretty much hit the high points. Also check to see if there are CC&R's and easements attached to the deed that are strong enough to protect you from the potential bad neighbor (parking on taxiways, easements to the runway across any property between you and the runway, etc). We're seeing commercial interests moving in where I'm based and they don't understand little things such as the inability of an airplane to back up on the taxiway.

Be prepared for small time politics and plenty of Payton Place gossip. Your neighbors will know EVERYTHING about you. And what they don't know - they will make up. If you don't have a place yet, I have a lot on an airpark on Lake Palestine, NE of you. Lake view, 1/2 acre, turf runway with lights.

Of course, John Travolta's airpark has a longer runway than most. Not much chance that any of your neighbors will own a Boeing 707!
