Any advice on finding a home builder/remodler?

    I'm looking to do some upgrades to my home and I'm looking for a home builder or remodeler to head these projects. Where do I even start to look for this type of person?

    I want to do several things all at one time:

    Take out my existing pool and install a larger pool

    Remove a large earth berm next to my pool and have a pool house built that matches my house but is not attached to my house. The filter and pool heater will be in the pool house

    Remove and rebuild the detached garage. I want the detached garage to be bigger and taller but still matching my home. Making it this big I will have some attic space above the garage.

    New driveway

    All new landscaping around the house and garage. The two large pines are getting just too large and need to go.

    Install a new French drain system for my down spouts and run them all into the creek behind my house

    I wonder if any remodeler will be qualified to do this? I am thinking maybe a home builder?? Where do I even go to find someone that can do this? I can open my yellow pages and start calling. How do I find someone that will do it well? I do not even know where to look. Maybe stop at some of the places that supply the building contractors and ask for opinions? Lumber yards etc? Some there may know who is good and capable of doing all these projects. I need someone that has contacts in many fields.

    This will be a large project. Will probably take a year or more from start to finish and may cost over 200k. Anyone have any advice on how to find a person to head this project? I need one person to do it all instead of finding several and try to keep them coordinated together. I would prefer one person take on the whole project start to finish and coordinate all the subcontractors etc.

    How are the codes and laws in Wisconsin?

    Not sure if this is any help, try calling a contractor, and maybe an architect to help with your design.

    I'd hire an architect and landscape architect first. Once you know what you want to do start looking for a general contractor to coordinate everything.

    You can start to talk to GC to get a feel for them and their work. Be sure and see their work on both project larger & small then yours.

    Big project- not much increase to the value of the home IMO.

    This is a good size project. You will be able to get several qualified Licensed and Bonded contractors to bid on it. Make sure you check their references and their insurance. Do the job as a contract job and there will be no hidden costs. What they bid is what they do the job for. Only pay progress payments based on a schedule of values that realistically reflect work done to date. Do not pay any more than that.

    I do not expect it to change the value of my home much but I will probably stay here for maybe 20 years yet. This is to make this a better home for those 20 years. I could look to move or build a new home but I like the small secluded neighborhood I live in. So I want to upgrade.
