    I just started thinking of picking up some land w house between Miami & Palm Beach inland

    10 to 100 acres

    What are the good towns to look at ?

    West Palm Beach County. Especially west Boynton. You can even have one horse per acre in some locations. I would be happy to show you, just give me a call.

    There are some 10 acre lots in Caloosa near PBIR, and lots of plots of 10-100 acre in western PB county. Are you thinking of developing it and selling smaller lots, or just holding for a future sale?
    For people looking to invest I like WAMPQ.pk it has made some big gains recently, but will be taking off pretty soon in my opinion. The WAHUQ.pk train already left the station, but WAMPQ is still at the platform. YMMV.

    I'd like a small Ranch, a country house not too far from Miami

    Someplace I can store lots of toys and live off the grid as well

    Have it be mostly self sufficient so being on a lake or river would be good

    Maybe a few horses, a cow, some chickens

    Going to be by backup place if it hits the fan

    Try Davie, although a lot has been built up over the past years. In Palm Beach, there are some very nice places with land available.

    Redlands could be a good option. Close to Homestead speedway for weekend fun, not too far from Key West for festive times.

    This is a 10 acre plot for $435k about 1.5 mile from where I lived for ten years. Nice quiet area, clean well water, lots of open land for a solar array. Chickens, cows, horses all are pretty normal for the area. It is about 4 miles due west of downtown Homestead.

    is where my friend used to live just behind our old house. A bit smaller (6 acres), but it includes a house for $311k. We used to drive my friend's dad's van through the corn fields, it was awesome! I also set up a ramp and jumped my little 3hp go kart there, much like the bicycle jump scene in Napoleon Dynamite. Good times...

    Homestead area is a good idea. I prefer Homestead track to PBIR so thats a + and I'm sure its cheaper there

    I believe the taxes in unincorporated Miami-Dade are probably favorabel compared to Palm Beach county also. There are tons of desolate miles near the Homestead general aviation facility that I used to ride with my gokart and enduro motorcycle. When I lived there (1976-1983, and again in the late 80's) the people were generally pretty friendly too.

    Taxes on agricultural land are dirt cheap. There is low interest money as well. I am looking for lease land right now to put into crops and will buy some to hold long as well.
