how is this town? the 2 hight schools here (north great neck high and south great neck high) are ranked very good in Newsweek. and the commute to the city(LIRR) is good too. i looked some properties last weekend, the price between diff. villages varies a lot, any diff. between those villages? TIA.
yes on the south side of the town it tends to be where you find cheaper real estate. on the north side by kings point is where you will have to pay up good money because of its location. be ready to spend at least $3M-$4M for something that's probably is not in a great condition in kings point
Great Neck, is well, Great. Lived there for 10 years and my kids still live there. The schools are just about the best in the country, whether compared to public or private. Clean, safe and beautiful. Great public parks. The commute to NYC is the best on LI. The LIRR does not stop at Jamaica. The express train is 25 minutes to Penn Station. Of course, you pay for all this. The prices for houses are astronomical, Like 700,000 for a fixer upper. That may be better now though, with the housing slump. Taxes are reasonable, though. There are villages/subsections that include University Gardens and Russell Gardens, Saddle Rock, Great Neck Estates, Thomaston. All are nice, and vary in price. Some have private police forces. The schools are divided into North and South. PM me if you have an area in mind and would like to know more about it.
so the north is more expensive despite the south has better school? is it because king's point factor? my kids are young, will start kid garden next Sep. the fixer uppers we looked last week is priced at 1.2M i am thinking about renting an app. first, since i am planning to do a spot building anyway. please PM me if you know any 2-bed room apt for rent. Sam, you live in great neck? i saw a nice red/tan 360 spyder last Sunday when i was there, and a few Aston Martin, Porsche, etc. they have a nice little downtown area. I did for 10 years. No, north is not all more expensive at all. University Gardens and Russel Gardens are south and are very expensive. It is really a mixed bag.
South does seem to have the edge, recent ranking for all Nassau County schools in Newsday Plans after graduation Nassau County 2006 graduates School 4-year college 2-year college Job Military Jericho Senior High School 92% 6% 0% 0% Syosset Senior High School 92% 5% 1% 0% Great Neck South High School 90% 9% 0% 0% Roslyn High School 90% 9% 0% 0% Manhasset High School 90% 6% 1% 0% Great Neck North High School 89% 8% 0% 0% Wheatley School 88% 8% 2% 0% Garden City High School 86% 11% 0% 0% Herricks High School 84% 12% 0% 0% Regents diplomas Nassau County 2006 graduates Students receiving a Regents diploma with advanced designation and students receiving a Regents diploma. Great Neck is an easier commute to the city due to its western location. Syosset is a great place if you don't want to spend TONS for a house and want an excellent school district. It's about 6-7 miles East, though. I am in Syosset half the week and I hate it as a residential town. But it is in the town of Oyster Bay, so the property taxes might be higher. Is that correct?
As far as apartments are concerned AVOID Park Vue..237 great neck rd. I made the mistake of living there for 3 years and the building owners are ****ing crooks. the apartments are nice until all the **** falls apart and the Never fix anything. not to mention the underground garage floods and the rent is really really high
underground garage floods!! oh man, was it covered by the owner's insurance company? which apartment is more car-friendly? i really don't want to sell my car, i need to find a nice place for her.
I don't know about the insurance my car wasn't in there for the flood thank christ. As far as other more car-friendly apartments I'm not really sure the terrace circle is more really lower class check out around I forget the address exactly 3 maple dr Sam (sjmst) lived there and kept his fcar in his garage there but beware of the parking structure down the street his 325Ci was vandalized MULTIPLE times. There are a couple other places off hand I don't know the addresses.
Syosset school district actually covers a small part of Woodbury, most of Syosset and part of Oyster Bay Cove, which are all in the township of Oyster Bay, and yes the property taxes are not "freindly" by any means.
