Architecture: Senior Housing

Anyone doing Senior Housing Projects in Idaho, Colorado, Utah or Washinton State?

We have a 90,000SF managed care complex under construction with the worst contractor ever. We have already put in 3800 extra hours over and beyond our base contract, without much of an improvement.

We are waiting for the green light on two more. One is the same size, the other on twice as big. Waiting and waiting and waiting.....

Every month we talk to our (two different) clients, they say that the deal is closer, but just not there.

 

Arrrgh.

 

We are trying to get into the senior housing market in California. Any suggestions on how we can do this. It seem the projects are being controlled by developers, am I correct in this assumption? I really believe this should and will be a major market now and definitely in the future. We would appreciate anyones thought or assistance.

These projects are typically developer owned and managed. If you want in, get to know the developers. There are a handful of companies who do the majority of these projects on the west coast, you might be better off trying to find someone smaller who perhaps is developing one of these projects for the first time, the big guys typically have established relationships with architects.

 

Some senior projects are also developed by non-profit affordable housing providers, either private or city sponsored. For example the Salvation Army does a reasonable number of them. If you have any civic, affordable housing, or religious connections, that could be another foot in the door. These developers don't do large, high-dollar projects or very many of them, but they may have Federal money now and open the door to larger projects down the road.

 

^^^ good advice.....state funding also, and the office responsible lists the amounts awarded to each organization, which can tell you also who has larger building projects planned (reflected in the budgeting alloted them).....that's one indicator we use here (state=provincial) and federal....there is also a trend to extensively renovate existing (or even retask) structures here, to meet new code, supposedly as a lower cost choice to building new

 

Despite all the trouble we had with the contractor, the building is finished, and occupied. It looks quite sharp......

looks awesome rijk.......my last 3 buildings have been interior renos of retirement living condos, so not much to show, and exterior being refacing with windows/doors & hardie products mostly
