    Hey guys:

    Will be in Austin first days of June and was wondering if someone could provide me with some ideas of locations that I can take a look at for a retirement home for my parents...

    I am looking for the nicest area I can buy for around the $400-500K range...

    Also may be looking to buy a condo or two for investment property... any suggestions?

    many options in that price range. they can get a great house, a number of condos in town, all depends on what lifestyle they have.

    No condos... They are looking for a nice house probably in the 3500 SF range with a decent yard and garage space...

    Bigger house is needed due to the grandkids visiting!

    Is Lakeway or Cedar Park nice?

    Def and as they're retired they don't have to fight traffic to get in to town to work. They may have to take into consideration proximity to medical facilities.

    I would recommend Lakeway over Cedar Park.

    From the sounds of it, you want higher class, and that is all Lakeway is about. Cedar park is a mix of low to high end.

    i live in round rock...okay, but G-Town is much better. I have lived and worked in this area for 14 years. G-town would be there best bet. Unless you look at Salado.

    You are gonna have to check it all out as far as areas of town, one of the hottest is South Austin and other inner city 'hoods......values are way up but it's closer to the arts and music scene, if you just wanna watch the water at sunset you still have Bees Caves and Lake Austin, then Lake Travis further west......

    Transportation is a real problem, these days and Hospitals are downtown and Northwest...maybe a consideration.

    Just moved to Austin a month or so ago, there is nothing to do in Round Rock.

    I'd recommend the West Lake Hills, Bee Caves and Lakeway area to stay high class. Cedar Park is too far North as well, like Round Rock.

    Don't forget property tax is around 3%!!! I hear there may be something different if you are retired, but double check, that could be a signficant amount on a $500K place.

    As far as condos go, I just bought one off of MoPac near the 360, there are a few for sale up here in the $150K range. If you are looking for investment property it may be wiser to go a little north in the Pflugerville area and get a $150K single family home with a little fixing needed. There are some decent school districts there.

    Having nothing to do probably is not bad since they are retired... I will check out Bee Caves as well for them...

    Miami is expensive as well on property taxes and you also have the double whammy of hurricane insurance which is EXTREMELY expensive....

    Georgetown really caters to the retiree set. Good docs, smaller town feel, etc. Check out the Del Webb Sun City location in the Georgetown area.

    Those are all OTHER TOWNS.....LOL!

    I have an Austin City Limits sign in the garage, you know when you pass it...


    I'll agree some of the Lake developments are nice but I'd think the draw of the performing arts, (UT campus usually) and other things would be an attraction to stay closer in.....

    A close friend's mom is in that older subdivision overlooking Barton Springs....I can't recall the name....he's in his G'mom's house...S. Congress at Oltorf, we can see the Capitol from the front porch swing! He's gonna move it, to flip the land though.....The Dairy Queen was next door in the old days.

    G-Town is less congested. Caters to the elderly and has a really nice medical facility being built right on the edge of town bewteen Round Rock and G-town...not too mention the traffic sucks in Round Rock. Don't get me wrong, Round Rock is booming, but I am talking about quality of life for more than a few years. G-town is on the outside of town enough that you you don't have to deal with traffic, crime is null, and you are 2 minutes away from a whole bunch of relaxing country roads and small towns.

    Heyy guys... Just got back from Austin last night... I was impressed at what a great town it is...

    BTW saw only one 348 (red) while I was there... Big change from Miami but loved it!
