best place to invest in Texas

    Hey guys, Im currently in Mi, but looking to move south sometime in the near future. I have a few rental properties up here, and would like to do the same thing down there, ( buy a home and rent out rooms in it to pay it off.) what would be the best town for me to invest in there? Any ideas on what areas will appreciate the most?

    It's growing the fastest and has UT..better to rent to college folks....

    In Houston, it'd fill up with less desirables.....LOL!

    A B&B down towards San Marcos or New Bransfels would have appeal to me....a nice part of the state.

    The Woodlands(30minutes north of houston), we have a riverwalk now.....

    and all the above mentioned places are good..especially the lake travis/austin area..

    so it sounds like Austin will be my best bet then. Is there any public access to lake Travis, or is it all private? Any tips for looking at real estate down there? I think I'll be going down there in the fall, would like to know exactly what Im in for.

    I've done well in Plano. Never been there, I hear its nice. Commercial property has appreciated nicely, occupancy and rents are high. No complaints.

    I started with apartments but would not do that again. I exchanged into professional buildings and now have some retail shopping malls. I don't do housing anymore. You want long term leases, low maintenance, lots of square footage and high occupancy. Doesn't work with houses and apartments.

    I have to agree with Mike, for investing purposes as you describe, Austin would be the way to go renting to college/graduate students.

    The woodlands in Houston is doing well.

    Also South Texas is BOOMING, i have 4 properties, 3 Res/1 Com.

    They are doing great.

    Down in Brownsville and South Texas, it is said to be the fastest growing area in America right now, alot of retirees with alot of cash to burn, and alot of new parents and new houses being built. However, you need to invest in the right market. There are high income people down there, then there are the low income people too, after all its right on the border with Mexico.

    There is plenty of public access to Lake Travis and Lake Austin for a small fee. I'm sure there are several free spots as well, like Zilker Park.

    It's the best town to invest in for lots of reasons. I'm no businessman, so the others can elaborate better than I can. All I know is that I've been just about everywhere in Texas and the Austin has the best "quality of life" for a large town. That means that Austin will continue to grow and be a highly desired town to live in for a long time to come.

    Depends on location and how nice the apartments are, but I would say between $700 - $1000 for a 1 or 2 bedroom in my area of town (southwest).

    awesome, thanks Mike! 1 other question i have. When looking at homes there, what is the best area of Austin to look at? Where would college students/responsible renters want to live? I want something close to downtown, yet still in a nice neighborhood. I am seeing all these little towns that are considered part of Austin, and a ton of new construction homes being offered. What towns in Austin would you recommend for what I need?

    I personally would love to live in Tarry Town. It's right in the heart of Austin. It's just a few minutes away from UT, Downtown, Town Lake, Lake Austin and all the arts and entertainments areas. Just don't play your bongos naked with the windows open. It might be too expensive of an area for students though.
    The area that students are most likely to want to rent from that is close to downtown would be the Hyde Park neighborhood. Since the airport was moved out to far east Austin, the values of the homes in that area have increased quite a bit. They are old homes that have either been remodeled or that need to be renovated. It's a nice area to live in for students. I've lived in 5 different homes in that same area. There are several parks in the area and it's just minutes from downtown and UT.

    Westlake Hills, Rollingwood and Northwest Hills are all very nice areas and are probably too expensive for students. I'm really not sure how many people rent in those areas either.

    I'm sure there are other areas, but those are the main areas that come to mind to me.

    lol Brandon I didnt even realize that when i was talking with you before that you lived in Austin.

    where is Arboretum, and why is it #1? What do you think about Hyde Park, and where is it? All I could find is a fact sheet saying that the median house value there was around $253k. YIKES! I suppose its not that bad if the homes are big enough/can bring in enough income, keeping in mind that I rent out by the room.

    It would help if we knew what price range you would be looking for. Hyde Park isn't the nicest area at all. It's just a good area for students and has a good potential to increase in value. I'll see if I can pull up a map for you.

    The arboretum area is north of the Northwest Hills area. It's very nice, just not as close to downtown and UT as some of the other areas. Most students at UT ride bikes, walk or ride the bus. UT doesn't have a whole lot of parking.

    Mike, you are awesome. I really appreciate your help! I would like to stay under 200k, but the biggest factors are obviously a good location, an easily rentable home with at least 4 bedrooms, and an area that has the greatest potential to appreciate in value. It sounds like Hyde Park is all of that, I would assume.

    Yes. I don't know if it has the greatest potential, but I think it might. It really is a great little part of Austin. Several famous musician still have homes there just because they like the area. They have money to move west if they wanted to.
    I already made this map and included Tarry Town and Northwest Hills, so here it is.

    Haven't been lately but I'd give it a look.....quiet neighborhood close to campus....could work for what you are doing.

    I have old friends there from MY days at UT...Stevie has gone on, but others are left!

    Darn, we lost Clifford Antone this week, as well....:(
