    OK, lets suppose you have 30 acres or more of land that you want to develop as your private compound/ retreat

    what would you put in it ?

    I am thinking, nice main house w 2 stories, great view of river

    outside the main house I would have

    kitchen w chef, gym, pool w several cabanas, entertainment buiding, large garage of course, big enough to fit a large RV and several cars, tractors, go karts, go kart track, skatepark

    dorm for the guest entertainers ;)

    what else would you need ?

    Largely undeveloped, natural land. Aside from the homestead, garage, and concrete driveway snaking around the perimeter with plenty of runoff space. :D

    Funny enough I was accused of doing this just this week. We added about 100 acres of land and I mentioned I would like to build a guest cabin.

    "You building a compound?"

    "Er... not really. Its just me and my brother here."

    "Looks like you are building a compound. So you need a fence. I have a brother in law that builds fences...."

    Aside from the outdoor pool, a private indoor pool too. Heli-pad with a nice Bell 430 parked on the pad for transporting hotties to the compound.

    walk in pool with salt water with grotto, palm trees. Personal race track

    house: a bit like the one they have in bad boys II (the one they blew up). beach front. 20 car underground garage, built as though as a safe to withstand everything, so if the house collapses because of a terrorist attack (i know, but its a dream house isnt it?;))atleast my cars are fine.

    A nice house of course, which would in reality be split into two sections. One half would be mainly for entertaining: pool, outdoor kitchen, large dining room, theater, arcade, etc. Front door would either funnel people to this section, or the other half which would be the "private" living area with bedrooms and offices. The main house would have perhaps a four car garage, with another garage that would hold about 12 cars. The large garage would also have restoration facilities. Of course several other toys (ATVs, RV, etc).

    A guest house would be included.

    Build a fence around the entire property as well. From the road you would see a gate and a winding driveway, the house would not be visible.

    Then the trick would just be having the time to enjoy it all...

    You need an airstrip that can handle light propeller cargo craft.

    Don't forget the 'decorative' towers that double as guard positions.

    and definite yes on walls and guard house

    I'll probably get a custom bus and just have bikini contests to temp the hotties in

    I'm sure in some places in the world you could build a compound that could supply all of the electricity you would need. Some places have enough sun or wind to do that with a reasonable investment. In colder climates you could still probably design the house using solar to reduce heating demands.

    When fuel cells and solar panels get cheap enough it may be possible to use the solar to split water, then recombine them in the fuel cell in a closed system. Basically the fuel cell replaces batteries.

    It would be interesting to see if it is possible to build a huge estate and have it truly be carbon neutral and off the grid most of the time.

    planning on solar, water turbine since its on a river, its really hot in the summer there so if I can afford a sterling engine it would be awesome, maybe I can raise some crops on a part and make biofuel

    and probably a sailboat w a bicycle on it for going to town with

    Assuming that the 30 acre 'compound' is to be self-conained, I'd start with the infrastructure first. Expand to 100 acres, and have no less than 2 wells. Depending upon what part of the world or portion of a country one is in, solar power, hydroelectric, geothermal, or wind power is a must, with backup diesel generator in the event of failure of the former. As mentioned in a previous post, access to the outside world would consist of a reinforced concrete drive (or asphalt in colder regions), either a strip to handle light aircraft or rotary craft, and possibly a dock with waterway dredged to 25' (if coastal). To keep outsiders and critters out, a 10' fence (with 2' of it underground to deter burrowing animals) with deer mesh and barbs should be considered. Electrification can be an upgrade if needed. A 8' earthen berm running inside the fence would deflect sounds of the outside world up and away from buildings, and prevent outsiders from getting a lookie-loo. Any drainage and runoff would have to be away from any structures and led outside the compound, assuming there is not a lake inside the perimeter. A waste collector would have to be available (ie septic system). Obviously crops and/or livestock of some sort would be a portion of the real estate, providing there is arable soil. Rainwater could be collected for irrigation.

    Now, the question is: should the structures of the 'compound' be above or below ground. Traditional buildings or an abandoned missile silo?


    That should be enough for the next Branch Davidian or CrazyGroup to start off with.
