I'm almost reposting one of my own threads in Silver but with a different twist. I have a piece of property that I think would make for a unique and desirable subdivision. I'm not a builder and probably don't have enough borrowing power to take on such a venture. What would be my next move to see if this can become a reality?

Gene, our company works on the sewer, water and drainage on subdivisions in North Texas.
I would get with either a local consulting engineer, or local utility contractor to see who the best land developers in the area are. Even the closest city engineering department might be a source of names also. You are better off working with someone local, as they will have the banking relationships to make it go a lot smoother.
