Hi Scotty, It appears that your friend's father-in-law inherited just the trailer itself. There's no land to contribute to value as it's located in a private project with monthly lot rent. He might want to see if there are any liens filed for unpaid back rent or repairs. If there's any deferred maintenance (or near end of useful economic life) and it's in a park that limits rentals, this "gift" might be more of a liability (read headache) than asset. Google the project name (La Costa Village Daytona Beach) and see if there are property management companies that handle rentals in the project. If there's some distance between the father-in-law and Daytona and he hasn't seen the trailer yet...maybe a couple of these companies can provide him a "drive-by" physical condition assessment and a range of estimated monthly rent. Moving a mobile home is expensive. Too bad it wasn't a car that he inherited, far less hassle to sell! KevFla
