In response to insurance questions, each owner will have to declare which cars are to be used on track, with no non registerd cars allowed. Track participation will include a mandatory initiation/ education for each owner, and minimally annual recert.
Ironically this may expose you to more lawsuit risk, as you are telling people they are qualified to participate. The families may challange your testing techniques after a disaster. Sometimes it is better to claim no expertise and make it a "go at your own risk". If a hotel has a life guard on duty and you drown, there was an expectation of safety beyond a sign that states "swim at your own risk". I do not see how a Ferrari association sweetens the deal for a Porsche or Lambo owner. Given your German banking connection it would seem Porsche would be a more likely candidate.
People have been fighting for the lots closest to the track and overlooking the best turns! Phase 1 at MotorSport Ranch in Cresson has most or all of the trackside lots sold but have not sold a single lot across the street. People would rather wait for Phase II and be on the track. This is not a normal subdivision and these are not normal people you are marketing to. Anyone wanting a house near a race track wants to be ON the race track. As fanatical as we are, we are either divorced by now or have a very understanding wife. I'm lucky enough to fall into the latter.
