So around 5000 sq/ft? What type of construction? Insulation?

Probably would just be looking at an exterior package unit, either through wall (which is what I ended up doing) or roof mount.

I think it may be too big to go with Mini Split(s) but I am no expert.

I have a Mitsubishi heat pump/ac combo unit that installs like a mini split but has a ceiling rather than a wall mounted cassette. Amazing technology really, works well, has a dehumidify setting and is pretty energy efficient. My unit is a commercial unit, good to -25c, I am in Canada and have some stretches in winter that get pretty cold. Its expensive, but I understand even the cheaper heat pumps good to generally 0c can be used in very cold temp with a small electric heater add on, would make sense if your really cold temps are rare or infrequent.

Get a mini split heat pump, you will have heat and cooling
