    I am currently in the process of trying to consolidate all my cars/projects into one location. For the past month or so I have been debating purchasing a warehouse or building an additional garage on my property. My wife has asked me to fully explore both options before making a decision as I think she would prefer for me to be at home while enjoying my hobby.

    I will be meeting with a local residential architect this week to explore the option of a combined garage/pool house. I think this would be good bang for the buck as we could do porches off the back of the garage overlooking the pool along with a bathroom/bar area etc so people dont have to cut through the house for drinks/bathroom breaks etc.

    My architect asked me to put together a list of wants, just wanted to see what fellow fchatters would put on that list. Here is what I am thinking of now:

    -Running Water/Sewer
    -Compressed Air system
    -Electric service with 220V access
    -Half loft so I can have storage over one half and a ceiling tall enough for a lift
    -Insulation
    -Coated flooring vs tile vs modular flooring
    -two post lift for working on vehicles and four post for storage
    -HVAC


    Any suggestions would be appreciated.

    Figure your needs for space very carefully. Then add another bay for future expansion.

    You only get one shot at it so make it a good one.

    You might want to consider a man cave with maybe attached guest loft? Some place you can have your friends come over and watch a football game or hang out and have long term guests stay in.

    Not sure what the weather is like where you are at, but some other things to consider and might give you tax breaks or lower operating costs is radiant heat (heated water pipes in the concrete), solar panels (if you generate enough electricity from these you can sell back to the power company), and you can do reclaimed water irrigation which at least in oregon will give you a tax credit. Also even putting in an electric car charging station can help!

    Your list near matches mine which also includes a floor drain. These are not allowed in my location for a garage but perhaps in yours. OH, lighting, lots of lighting, walls too near the service hoist.

    Thanks for the input, please keep it coming. I really want to get this right the first time! Idea for the man cave is excellent along with floor drains which are allowed in my area. Looking into tax credits now.

    Definitely keep the cars at the house. Offsite storage is a lot less convenient.

    Well, a big setback tonight. The brick maker no longer makes our color brick, and the best match really isnt that close. Any suggestions?

    Is there another manufacturer that makes something closer in color?

    You could always paint the house and the garage....not that I recommend it
